New URAR Demo

However, either residential GSE appraising isn't their main source of income, or they weren't listened to.
Or they just saluted the flag and are hoping to use the inside knowledge and connections to gain market share.

Bottom line: The test versions are clunky because they aren't designed for manual appraiser input. Every software provider is working on scan to sketch and A.I. photo recognition to autofill the fields, the software companies will not iron out the clunkiness associated with manual inputs.

Truth is none of this is being developed for an indie field appraiser who measures a house with a disto/tape then walks through manually filling out the data points. The end versions of all of the software will be based on scans to sketch and photo recognition, while there may be an option to manually sketch and data fill it will be so tedious that anyone who tries will wish they were digging ditches for a living.

And from a horse's mouth, he isn't developing his UAD 3.6 software for "lifestyle" appraisers (skip to the 13:40 mark):

Admittedly, I didn't watch the whole thing. But this guy reminds me of the mindset that changed Microsoft Windows.

From when I started computing from Microsoft 3.1 all the way to Windows 7, the iterations were basically the same structure. Sure, there were differences but, not the radical differences which started at Windows 8. It's like all the old school Microsoft guys/gals retired and the new whiz bang kids came in and changed everything....I still hate Windows 10 & 11.

Based on the posted tester experiences
(with the exception of DW) 3.6 is far away from completing a report on an iPad out in the field with scan to sketch and minimal input.

I started out using ACI (my supervisor used. DOS program), then I changed to Bradford (first Windows program), then I changed to ACI (supervisor used it), and I finally settled on Wintotal and have used it now for over 20 years. I remember that making the switches wasn’t all that difficult. They all kind of worked similar once they were in the windows format. Kind of like one word processor was similar to others. So this will be much more interesting. I really have no intention of wanting to give up Total. All my files are in total. I have used Mobile for Total in some format for 20 years. At this point (I’m 70 but in excellent health) the aggravation of learning a new form is about all I want to deal with. Changing software…now way in H.

Talking with some guys who use the same software as me and we all agreed there is a strong change there will be a strong armed attempt behind the scenes to force all the software vendors essentially use the same software, THEIR software, ie. similar to central state efficiency practiced by the Chicoms. So we will have choices, but the product behind the door will be the same, like a Chicom ice cream store when your social credit score is acceptable and you go there for the special on Mao's birthday.

I wouldn't be surprised. To many are glossing over the fact that nothing is street ready yet. There's no way all of the legacy companies and the noobs can't put to together a turbo-tax style dynamic form fill solution. There's a lot more going on behind the scenes, a lot more.

Right now the only thing I know is that alamode is farther along than ACI in talking with those I know that have ACI. Alamode sent out the new forms to work with to everyone on their last update. ACI only sends it out to those who choose to be in their Beta program. Also alamode is developing the mobile app (which I think will be crucial) and they have an information about it in their last email. I think their end goal is to have a turbo tax kind of approach. I still don't think it will be easy to do, and I have a lot of issues just with what is expected in the information gathering, and how the grid is set up. Lots of questions. Right now I have yet to decide if I want to even deal with it. As I told the guy from alamode it is going to take some time to learn this. If I am doing lots of reports a week, the learning curve will go quicker since I will be kind of immersed in it. If I'm doing 1 or 2 reports a week since I'm retired, do I want to deal with the hassle of kind slogging through this for the next 10 or 20 reports and kind of forgetting some things from the last time I did something. And I think it will take AT LEAST 10 or 20 reports (maybe more...optimistic at 10) to figure this out and get somewhat comfortable with it. I could see those early reports taking 2 or 3 hours longer to do, AND THEN what about the stipulations from reviewers and UWs!!!. Right now I have some companies that I work for figured out as to their hot buttons. I seldom get stipulations back. Now it is an entire relearning process. And as we all know stipulations are a money and time waster; aggravating to say the least.

ACI is in the cloud

Alamode will have to be redone to be a more dynamic database ecosystem

Alamode is well on the way with their Mobile for Total. They said it should be done by November.

I don't understand why a mobile 3.6 is going to be better. So you're in the house standing, or sitting, for 2 hours doing the same check boxes as if you were sitting at home. Sorry, all my little urban row homes look alike, i rarely write anything but the sketch on my clip board. You really think you can inspect the house in the order of those check boxes. I bet it doesn't follow you're inspection route. You will be all over the place while doing it, bouncing back and forth. Remember, it's not the form anymore that you will see. It's page after page with whatever check boxes.

Nobody here has any idea of it's mobile functionality to the appraisers life time of walking thru the house routine. And the comps, that a different story about hell.
