New URAR Demo

Airstream, I started during the golden age of appraising. I've already partly transitioned to a past life of rehabing and flipping again. I just do appraising part time now, to keep my toes in what's happening in my market. You are a smart person, although i may be passive/aggressive at times. You will find that niche if you still like appraising after the new form, you masochist.
 
Have you ever used the mobile app? I have for 20 years. And it is nothing like you state.
The 3.6 app doesn't exist yet. And given the hundreds of new data points in 3.6 his post is likely closer to reality than what anyone (especially the GSEs and software providers) would like to admit.

J. Grant: I haven’t used the LIDAR yet, since my IPHONE needed to be upgraded. I’m getting an IPHONE 16 this week since my IPHONE 13 is having some issues. IPHONE 16 will allow for it, so will give it a go on my own house first to see how it works. I think for 1 story homes there won’t be an issue. The issue I have initially heard about is the second floor. I have also used the scanner from the interior. I don’t care for it. It took me longer than just measuring. I did a fairly large property with the scanner, and it took me twice as long than simply measuring with the laser. You have to walk very slowly from the bottom floor (basements included) to the top floor scanning the bottom part of the floor along with the bottom of the wall. And you have to do it in a very systematic and careful way. The only advantage is that it captures the interior walls, places the windows and doors, and gives some room sizes. Also for those of use that live in cold snow country, it eliminates having to measure outside in below zero weather.
 
I would be willing to try the app at some point, or at least watch videos of it and decide.

Imo the important thing to remember is that whether one uses a mobile app or a paper/write method, the end result is teh same - an appraisal that gets communicated as a report. A reviewer, buyer, owner, or client is not going to care if the appraiser used an app or not. They are going to care about the value and the support for the value.
Remove "support for the value" and you are spot-on.
