That is a long time coming. On larger estates, or out in rural areas, it is often impossible to get through the gate to see the residence. Often you really need drone photos.

Of course, the SOW could always request the drive-by.

1. Objective scanning and nerual net (CNN=Convolutional Neural Network) of MLS photos will likely become a necessity.
2. Appraisers will have to learn to efficiently download and store tons of photos.
3. Appraisers will have to invest in the likes of Mac Studio M2,3,4,5,... Ultra's with unified memory, GPUs and plenty of RAM to do the CNN processing.
4. Appraisers will need to learn those skills.

UAD 3.6 has always been about data collecting on subject to one day eliminate human appraisers.

Color me confused, The OP says it was based on a ChatGPT assist. Either way, don’t blame UAD 3.6 for something that software specific.

I just used the ACI test program and it is not Chat GPT assisted. It was a way to suck all of the joy out of appraising. Perhaps it is F/F's plan to get rid of appraisers. Because it really sucked. I hope that this is not the final product. It was non intuitive, nothing carried forward. it was not at all clear what the form was asking for. And it was slooooow to move from one page to the next, although this may be because its just in the test phase. The sketch program was this weird program I have not heard of and I could not get all of the levels of my subject to sketch. It just gave up after 2 and wouldn't allow me to even add the garage on. But again this could be because it is just a test program. It imported county records for SF and site size, bath count, etc, which was not correct and I could not change that. Again test program issues? But I didn't even get to the market segment and it was hours later. I spent way to much time typing to get the sketch to work. Trying to get the photos in the report took a long time. And the stupid things did not carry forward, and neither did the SF or the site size. So yeah, needs work is an understatement.

I started to look at the Alamode learning form. This was my conclusion:
1) I don’t see how you can make templates for various areas.
2) You have to store comments normally used in templates in separate fields to put in the report. Therefore, you must always go through this process of adding those comments to the report. That will definitely slow things down. For example I have a canned statement when doing residential properties zoned residential that as vacant it’s the highest and best use. Only change it IF there is a mixed use or other type of zoning. Now I have to specifically enter it for every single appraisal. Time waste. When you add all the places this will be necessary, it’s just going to be tedious.
3) Much much more pages to go through. It’s just tiring going through all the pull downs. I got through the first 3 or 4 pages and I just had a headache.
4) You will absolutely need a data collector in the field that can sync with your desktop program. I already do this with alamode.

My conclusion….this will take a lot of learning. This will make learning the old UAD form look like a picnic.

I really hope the clunkiness is the results of it still being in the testing phase.

By the way, an appraiser friend that took a course on the UAD 3.6 said the instructor mentioned about 40% of appraisers will leave because of this new form. I find that interesting. Does this mean that 40% just don’t want to learn anything new? Or does this mean this form is so bad that 40% just don’t want the stress of it? Frankly, I am in the later category after viewing it.

I have lived through the many changes of the 1004 form.
When conversion to UAD, I knew that rating system will slow me down in completing reports with all that 0s and such. And I was right.
Before 1004MC became effective, I hurried complete as many reports without it (even backdated before effective date) so I complete as many reports quicker. And I was right.
From what I see with the new URAR form, it's long and too many unnecessary details to do an appraisal. Time is money and this new form is a money loser if our appraisal fees don't go up.
Appraisers can adapt and learn using the new form.
The problem is why should we do extra work if we're not compensated. That's why many appraisers will retire.
