Bottom line: The test versions are clunky because they aren't designed for manual appraiser input. Every software provider is working on scan to sketch and A.I. photo recognition to autofill the fields, the software companies will not iron out the clunkiness associated with manual inputs.

Truth is none of this is being developed for an indie field appraiser who measures a house with a disto/tape then walks through manually filling out the data points. The end versions of all of the software will be based on scans to sketch and photo recognition, while there may be an option to manually sketch and data fill it will be so tedious that anyone who tries will wish they were digging ditches for a living.

And from a horse's mouth, he isn't developing his UAD 3.6 software for "lifestyle" appraisers (skip to the 13:40 mark):

You all got me thinking, not this year baby.

Think how many appraisers will do the 1st one for $500. As they are plowing thru data frakenfom, their heads exploded into a mushroom cloud.

If you can suffer thru the low paying first ones, then maybe fewer appraisers within a few weeks, and i'm paid what i want.

I wait in my bunker and count the dead.
 
just go back to when fannie and crooked coumo slithered into some dingy white room to sell out the independent appraiser with the unconstitutional hvcc...they hate us, eh george? :rof:

Plenty will based on the premise that not driving comps will make up for the additional time at the subject. Dingleberries on FB are already celebrating the "win" of not driving comps.

Its only a win until something is missed that would have shown up if the appraiser drove by the comparable. I still say CYA and drive the comps and photo them if possible
 
Whether or not any hand picked field appraisers were invited to the echo chamber is a moot point now.

Just look around, after years of development and millions of dollars spent there still isn’t a street ready software version available. Read the tea leaves; There’s way more at play than what is being admitted to in this thread. This mess isn’t just a software issue.
According to DWiley, they were. However, either residential GSE appraising isn't their main source of income, or they weren't listened to. The weirdest things are in there, like elevation over grade of front door (that is required), cubic feet of the subject and comparables (not required) and window area (not required). Because yes these are things market participants are interested in.

It's already a dirty little industry secret among the notables that large fee shops that poach on all our territories routinely utilize "trainees" and MLS photos to keep the AMC/GSE machine running smoothly without fee obstructions, value issues, speed bumps or roadblocks.
 
It appears an important component of the new URAR is not being discussed. What about the Appraisal Data Collectors? It seems both odd and disrespectful to exclude them after months of hearing about how important they are in the process. Where is the desktop recruiter?
Never understood why data collectors are needed? A nonappraiser doing the collecting lack the knowledge and experience in seeing things especially location factors like near unique situations.
If an appraiser does it, it benefits the lender at lower cost.

I had an order in which the client said I could use MLS photos. Very nice of them.
But I still drove by and took my own photos. Had to see how location affects their value.
