They should have just revamped each form to include the new data rather than this monster dynamic master format -with drop down fields for property types-
 
The long new form is supposed to force us to consider all the characteristics of subject property.
Thus, we should be better appraisers.
Just like 1004MC forced us to consider price trend. That didn't work too well except more unnecessary work for us.

MAIs are known to stack their reports with meticulous pages. Bigger the report, higher the fee.
Those who know Fernando knows he likes to get to the point.
He avoids addenda if possible in his reports.
The new form may be developed by MAIs to put the details of the subject in a known format.
Some information best left in work file since our reports should be a summary report.

You just look for trouble don't you. Bet you acted the same way as a young boy, didn't you? Family figured you would go to law school. Bet they were disappointedl when you become a residential appraiser instead!!!! How many years of college kinda sorta wasted???????????
 
I totally agree. Templates are a great tool. When I had my firm, we did not allow report cloning. We did, however, require starting with a template. We called that file the "shell" and we had different "shells" for different clients, for the reason you cite.
I am still curious why you left a private firm. I think you had a very successful private firm. I am a hillbilly from TN and trying to grasp why you left the private firm you had. Sorry for question.

The reader and client want a summary report. Not pages and pages of details they don't care about.
They will skip all the pages to the page with the final value page. Skip all the legal pages and just look at the verdict.
Let's be realistic and practical.
 
I don't use a mobile app and I fail to see how it saves time - whether one takes notes and types it in the office on a desktop or laptop or types it in the field on a mobile app, there still is a ton more data and detail that will be required.
I have been using the mobile app for 15-20 years. It is the only way to go. You know the GLA at the house. You fill out the important information at the house.

I don't want to spend over 20 minutes using the mobile app and observing in someone's home.
I want to be fast and get out of subject quickly.
