New URAR form - help wanted -

I don't want to spend over 20 minutes using the mobile app and observing in someone's home.
I want to be fast and get out of subject quickly.
I bet I am quicker with the app than you are without the app. Plus, I know the exact GLA before choosing my comparable sales.

I have the GLA from assessor office so I have comps to look for.
Only if there was an addition, I have to adjust my comps.

And your assessor is always correct?

Or if I recall, you adjust yours to match the assessor instead of your physical measurements.
 
Perhaps you have not vieweed the new "form" if you believe it is streamlining the process - ( they don't; even like to call it a form) - it makes the process cumbersome and more detailed almost like a home inspection with things asked for like measuring a porch and elevation of a foyer level from the porch and ceiling height of rooms or level and HERS rating of an appliance and then asking for addendum comments inserted into various segments _ I bet the lenders hate it as much as we do - there are drop down menus the appraiser has to pull down depending on a property type, (or whether you inspected the subject or a thrid party inepcted it ) and so on.

The software companies are dead silent - I wonder if they are capable of adapting it to their programming.
I have viewed the new form that is still not complete. There will be some things to adapt, but if you use a mobile app, you can address them. Ceiling height can be done with your laser in 2.2 seconds. HERS will be a new process to include. It still is the basic same valuation inspection.
 
VA is still big player. Not sure what they will do. What will Fannie and Freddie do if VA says we don't want to use that form? Just like @Terrel L. Shields indicated with the banks he does business with that don't use a GSE form period. What if alamode don't include the form in their software?

Many banks that do in house loans don't care about a GSE form. The banks are not selling the loan to a GSE. The bank keeps the loan in their portfolio and make the interest on the loan. The bank underwrites the loan with regulators' approval.

So you spend your time app typing there, instead of typing inside on your desktop. Must be pleasant on a rainy or snow, or very cold day. The same amount of time to type the same info on the same program. Just curious, do you type with both hands on the app, or slower with one hand because you're holding an umbrella or your equipment. Today it's a 100 degrees with 90% humidity. Is this a test on how much you can endure. I mostly do little row homes, but what do i know. I do remember those big suburban homes with a lot of measuring on those very cold windy days where i lost the feeling in my fingers. Couldn't write with a pencil. Maybe an app would have been better, just poking it with my frozen finger.

Certification, USPAP, hvcc, ansi, new uad3. Some of you people are in la la land about what has been good for this business.

Amen brother. I am way faster on a desktop than any other mobile device. Way faster. My inspections typically take about 1 hour to 3 hours, but when I get back in office, I am fast as greased lighting on desktop.

I can't even use laser in bright sunlight. I can hardly read my iphone in bright sunlight.
