No Cheap Inventory. Sales Falter

If this is per house that is hardly believable. Who would live there...more importantly are there people who can afford that kind of housing?
Actually, because of the high incomes in the DC area, housing in Metro DC (which has a median price of $389,900) is only slightly less affordable than in Charlotte or Raleigh and is actually more affordable than the Durham-Chapel Hill, Asheville, and Wilmington MSA's (based on the Median Housing Price/Income ratio).

Durham, Chapel Hill, Ashville, and Wilmington are Havens for Liberals due to the universities. That areas(except Wilmington) is the Research Triangle. So there is lots and lots of Government money thrown around up there. Asheville is another Liberal Haven due to the UNC. The thread about PV's that Denis was heavy into made me think that there is some money appraising PV houses, or If you Prefer Green SFR. Nope not in Charlotte. Yes in Asheville.

Asheville currently and in the prior 12 months per MLS had/has 555 sales/actives of residential. Of that 555 128 sales are Green Type Homes and there are 52 active Green type homes. That represents 30% of the total market over the past 12 months. So there must be a few appraisers over there specialized in Green Home Construction.

Asheville has a very liberal population and the campus reflects that or should I say the town reflects the campus. they are not shy about increasing or levying taxes.

Nothing scientific about my assessment...I am just broadly grabbing data for the above. Last Electoral Map

Chapel Hill/Carrboro aka San Fransico East is quickly being surplanted by Asheville as the NC LaLa land of the eastern seaboard as there is much more available land in a commutable distance from Asheville than CH, in the RTP metro area. Its ironic (or is it) that the largest personal residence in the US is the Biltmore House in Asheville. In light of many posts in this thread, it would seem there is elitism that seeks its own level, far from the rank and file proletariat population. Chapel Hill/Carrboro and upper Maryland would either be a great case study in the double standards of the liberal elitist mindset. Do as I say, not as I do.

The Place in this link tax value is about 5,000,000 - Yet they have listed for sale at just over 10,000,000 Seems the Liberal Elite want you and I to pay taxes on 90-100% of our tax value in taxes, while they sip champagne they smile as they look down at us fools.

Don't get me wrong I am not in any shape or form a Socialist. Frankly I am a capitalist. My wants and needs have been refined over the years. I don't and have never had a desire to be wealthy like the guy above. I enjoy my freedom PERIOD! My bed is just what I made for myself. I am exactly where I told my feet to take me.

The difference between the two areas is we have a choice of moving outward to something we can afford and its still within a reasonable commute time/distance. That's changing but for now it is an alternative.

Asheville is another Liberal Haven due to the UNC.

I have been to Asheville many times for various reasons. Even the people that live there call it the Berkeley of the east coast.

It takes some guts to grow out your dreadlocks and wear a sarong in the land of Dixie, except if you’re in Asheville, North Carolina because that’s pretty typical there. This hippy haven is a southern Shangri-La for lefties, crispers, and those longing for a little more peace and love. While the city has pulled funding for the annual street festival Bele Chere, the town is loaded with farmer’s markets, live music, and numerous disc golf courses. For those who are southern-fried, the great city of Asheville is truly the Hippie Capital of the South, as evidenced during the weekly drum circle.

Stop politicizing everything. Rich RW and rich Republicans also flock to elitist housing and communities,, aka upscale and away from the masses housing. Wealthy people or higher income people typically buy bigger, nicer houses and typically buy in an upscale country area or in a fancy part of town/city; the wealthy RW politician does not live in a trailer park where folks who voted for them live, do they?

With rare exception, upper income professionals , while they might earn their $ from the pipeline of working masses don't want to live among them, whichever party the upper income person votes for. Just the way it is.

Larger bigger houses and better school districts tend to levy higher taxes.
