No gutters on detached garage

Would you require gutters to be put on an old detached garage? I say yes. The realtor is having a fit because it's a conventional loan and she says it would not be required. The water run off does touch siding and eaves as the overhang is about 2 inches. House/garage is 60+ years old.
 
No, I would not require installation of rain gutters, but I live in the desert.
 
I would note the absence of gutters in the report but would not "require" upgrades to 60+ year old improvements, even in Oregon where it only rains twice a week.

It looks as though they were on recently, but were taken off for some reason. It is cedar siding with minimal damage thus far. Can you cost to cure absence of gutters? I always thought they were required (in our climate anyways). Without gutters for a long period of time, rot will definately be a problem.
 
inform the client of the absence of gutters....but in no way do u require them
 
Keep in mind, this is Oregon, and it rains about 9 months in a year... I would not mind just staing the absence of the gutters and leaving it to the UW, just want to know what you all would do....
 
I hate gutters. People do not keep them up and they end up rotting the house from the facia board down. You are way out of line to require gutters unless it's required by state building code. Note that it doesn't have gutters, include a market condition adjustment if supported and move on.
