No gutters on detached garage

I need to clean out my gutters. If we had just an overhang, the job wouldn't be needed. Otoh, I wanted more gutters and drainage when it rained 6"+ in a day recently. It never rains in SoCal. m2:
 
OMG, has appraising fallen to analysis of gutters? Are you able to discern the difference in VALUE (your principle job) of a house having or lacking gutters on a dumpy garage????
 
Ha! I just did a home inspection on a property where apparently the appraisal got hung up on this pressing garage rain gutter issue. Funny thing though, he missed the cut chord on a engineered roof truss located about 2 feet from the attic access.
 
It looks as though they were on recently, but were taken off for some reason. It is cedar siding with minimal damage thus far. Can you cost to cure absence of gutters? I always thought they were required (in our climate anyways). Without gutters for a long period of time, rot will definately be a problem.

Cedar can be used for a roof and will last longer than asphalt shingles.

No way would I require gutters....the same amount of water will hit the siding anyway in a rainstorm if there is just a 1-2 inch overhang.

I hate gutters. People do not keep them up and they end up rotting the house from the facia board down. You are way out of line to require gutters unless it's required by state building code. Note that it doesn't have gutters, include a market condition adjustment if supported and move on.

Since when did gutters become a requirement, anywhere, for any reason. You are an appraiser, not a home inspector...
 
60 year old detached garage

Would you require gutters to be put on an old detached garage? I say yes. The realtor is having a fit because it's a conventional loan and she says it would not be required. The water run off does touch siding and eaves as the overhang is about 2 inches. House/garage is 60+ years old.

How much remaining physical life would an old garage like that have anyway? I side with the realtor.
 
Gutters are not even a requirement for an FHA appraisal. The only thing that is required for FHA is to have possitive drainage away from the foundation area. If this can be achieved without gutters then there is no requirement for gutters. As for a conventional loan appraisal: There is no requirement unless the lender is going to require them to be installed.
 
I think a number of people are missing a key point ...
What is the local municipal code/ordinances on garages, distance to lot line, and requirements as to whether or not a garage requires gutters?
That is the real key here. Gutters may not be required at all, but some municipalities require overhangs of a certain amount or less, a certain amount or more, and this can vary from one municipality to another. Furthermore, they may or may not require gutters and any such requirements may depend on the amount of the overhang and how close it is to the property line.

The key is to know and apply local ordinances.

I can understand when you come from Florida that gutters may not be needed to sustain the structural integrity of the eaves, siding, etc. But the proeprty is in Oregon where it rains a good part of the year and water run off and drainage is a huge issues out here.
