Good point. Or it could cause a lot of appraisers to do what I did (just as the pandemic boom hit), reject AMCs all together and go after the clients who just use portals or direct appraiser contact, actually have 3 clients like that and they are my favorite.

Let’s be honest. The new UAD 3.6 will do away with the need for appraisers taking comp photos. That will be the out for the AMCs to not raise fees. Will not be surprised if they even lower them.
I have been AMC-free for years, except for one in-house AMC for a bank, which pays decently for complex work.

All appraisers, including direct order client are overdue due for a fee increase, but the AMC is affected most of all. AMCs can use whatever out they want, such as not taking comp photos. If the appraisers held the line, the AMC would have no choice but to pay a higher fee- it is beyond depressing to see the pee-in-pants level of fear here. If they are so terrified about raising a fee of a moderate amount, what is the terror level for not hitting a value with an AMC?

There are too many appraisers dependent on AMCs. But, as you and a few others have proven, there is appraisal life outside the AMC system. Maybe it is better the other appraisers stay where they are?
