No sink in bathroom

Inspected a 2-family property in Brooklyn for a FHA purchase and unit 2 does not have a sink in the bathroom. Any thoughts on if this meets FHA minimum property standards? Only sink in the unit is the kitchen sink. This is not unheard of in the market but I cannot locate a recent sale with a comparable bathroom.
 
Naught but o' bit o' functional obsolesence. Cost to cure? $1,000 bucks tops?
 
Do to minimal space it would be a lot more complex than just popping a sink in. My main concern is if this needs to be conditioned for repair based on FHA minimum property standards.
 
I assume you mean FHA minimum property REQUIREMENTS.

I don't think the MPR's are that specific (could argue it under the "sanitary" requirement but I suppose one could wash their hands in the kitchen sink... or avoid peeing on their hands.)

You couldn't squeeze a pedestal sink in there?
 
I could barely fit in the bathroom door. Unit is a 400 SF studio. Bath runs along a common wall (row house) so options are limited.
 
It's functional obsolesence. Not an MPR. Dealing with an MPR deficiency would probably be easier than dealing with the FO issue.

Agree with Greg... it's functional, not a MPR. The market would want at least a $200 pedestal sink, but that won't stop it from selling if the price is low enough.

In a place that size the kitchen sink serves the bath just fine. It is much like in hotel room where the sink is outside the room where the toilet and shower are located. :new_all_coholic:
 
I thought they only washed dishes in the toilet in certain areas of Florida. This is enlightening, if not promising information. Thanks.
 
I guess using the kitchen sink to wash hands is better than not having a toilet in the bathroom...LOL.
