No sink in bathroom

I guess using the kitchen sink to wash hands is better than not having a toilet in the bathroom...LOL.

When the whole place is 20x20 you are never too far from anything. I've been in some master bathrooms where the sink in the bathroom is probably farther away than that kitchen sink. :laugh:
 
The thing with the OPs assignment is that it is probably incurable FO. Since a cost to cure can't be used he'll have to capitalize the rent loss. Or find a comp. :D

I fail to see the functional problem just from the description. It's an efficiency not a standard house. If the bathroom is anywhere near the kitchen, a sink in the bathroom would be an over improvement.
 
Most people would expect a sink (and probably a mirror) in the bathroom. When my wife and I were young and newly married we rented a little space over a garage. It was probably no more than 12 x 20 or so. But the little bathroom had a sink, shower and toilet.
 
I did a horse/weekend 4 unit with a commode in one closet an a sink in another for each unit. Very strange but the purchaser was from Brooklyn and had no clue as to functionlity. feel sorry for the guy......
 
I'd be seriously considering the sanitary issue that has been dismissed by others in this thread. Yes, you could walk to the kitchen, but isn't that a sanitary issue itself? Feces and urine should stay in the bathroom, not be walked through to the kitchen sink.
 
What are the local requirements? If it were up to me I'd say tear the whole thing down and start over with somewhere immediately adjacent to the commode to wash off the digits. FHA will likely defer to the local health code requirements. So, condition it on the hypothetical that its acceptable to the local healh department, and inspection or confirmation of the same. The DEU can easily over rule your reporting. Going from the terlet to the kitchen to wash the sheet off your hands ain't been sanitary since outhouses didn't have sinks (modern portajohns do).:icon_idea:

Hanging sanitary wipes would work well. I'm starting to see them at the entrance of retail stores, especially during flu season.
 
A 400 sf unit is not designed for more than one or two people. You don't get flu from yourself and if you get it from your spouse, well that's just part of being married. lol

That would be an EA, not an HC. Different check box for those who count boxes.
