No sink in bathroom

can you help with adjustments for a land commercial appraisal, thanks
 
The tub or shower could be used for washing hands, brushing teeth, etc. Or, one of those tiny little fold down sinks that were used in Pullman cars could hang on a wall in the bathroom.

Would a bathroom with no sink be an 85% bath?
 
cool, have a question. the subject is a 5000 vacant land with multy family zoning. my comp has 30,000 s.f. with similar zoning so you can build more, however since it is larger, larger lots usualy sell for less psf, do you an adjustment for size and lot size, thanks
 
Does your lot have entitlements or a tentative map? Does the sale have entitlements or a map? What is the allowable density on each lot and how much would it cost to develop each lot to its allowable density? Can the same types of lots be developed and what is the absorption rate situation right now? Will the houses all have bathroom sinks or will they have small units with no bathroom sinks?

I'd be seriously considering the sanitary issue that has been dismissed by others in this thread. Yes, you could walk to the kitchen, but isn't that a sanitary issue itself? Feces and urine should stay in the bathroom, not be walked through to the kitchen sink.

I've never found it too hard to avoid peeing on myself. Whether I'm in the bathroom, the great outdoors, or come to think of it, at the kitchen sink. Keeping #2 off your mitts should be just about as easy. :laugh:

Darn near a non issue for such a small place, imho.:peace:

Florida Certified General asking. OUCH! We were a profession...
 
Not sure but I think the Florida CG was just being ironic. Comparing the OPs kind of trivial appraisal problem to a much more complex issue.
