Are you a staff appraiser thus you have to go? When I worked for the bank, I had no choice. I believe my supervisor appraiser had a gun in his car.
I just carry a whistle.
Independent appraisers decide which orders they want to do. That's one of the advantages.

You could suggest its an assignment better suited for a PAREA appraiser.

The easy out is to say, "Sorry, I have a conflict of interest." When asked what the conflict is, "I'd prefer not to say, just that it is a conflict."

I have a rule that I will not take a dissolution assignment if either party is an attorney. If I suspect the dissolution involves an attorney, then I just say, "Sorry, I have a conflict and can't take the assignment, though thank you for considering me."

I used to carry without a permit. Thank God I never needed to use it.

excluding areas due to crime statistics sounds like a bias lawyer's dream

Why didn't you get a permit? You have past history which prevented you from getting a permit?
Carry permits weren't available at the time and still aren't, to my knowledge. I just winged it, and I would do it again if I had to.

Fernando just tells them he doesn’t go to the PJs

Some comps are more similar or not similar depending on subject's location and PJs' location.
Location, location, location more important than ever.
