I GOT AN APPRAISAL TODAY IN AN AREA I DO NOT FEEL SAFE. THE LAST TIME I WAS THERE SOMEONE WAS SHOT AND KILLED RIGHT BEFORE I PASSED THEM ON THE STREET. I CANNOT SAY I AM OUT OF THE OFFICE OR THAT I HAVE A HEAVY WORKLOAD, AS THESE ARE NOT THE CASE. CAN I SAY IT IS OUT OF MY COVERAGE AREA? AS FAR AS I AM CONCERNED, I NEVER WANT TO GO BACK THERE, SO IT DEFINITELY IS OUT OF "MY" COVERAGE AREA. MOST LENDERS DON'T ASK FOR ZIP CODES, THEY ASK FOR COUNTIES YOU COVER. THOUGHTS?
You can just decline the assignment. You don't have to give them a reason... even though many ask for one. Alternatively, at least where I live, you can call the police department or sheriff's office and get an officer to meet you at the property to make sure it's safe. Or... you can get your concealed carry permit, buy and learn how to use a firearm.
 
Oh please, my typical big urban appraising life. You go as early in the morning as you can, while everyone is sleeping off the previous party day. Winter or rain, is always good. Too cold, or wet, for trouble to be out there.
Soo, stop crying, and put yous systemic racist big boy appraising pants on.
However, if the house is vacant REO, then don't go out.
 
I do a fair amount of work in So Central L.A. and other such neighborhoods in the region. Never a problem.

30 years ago the criminal types had nothing better to do at 11:00 AM but to sit on their mom's porch, pound a couple of 40s and get bored. Now everyone has their gaming consoles with their online gaming buddies and they have no reason to go sit outside until later in the day. Meanwhile the city workers and street sweepers and delivery drivers and trades workers are coming and going all day long without anyone's notice.

Be smart, go early, drive "regular" vehicles that don't attract undue attention and go about your business just like everyone else. It ain't that deep. Personally, I never even wear a watch or a ring or carry a tablet. Just a clipboard, my "la-zer" and an inexpensive camera on a lanyard around my neck. I'm there to work, not to make an impression on anyone.
 
If you don't; feel safe, don't go ( trust your instincts) but IMO it could work against you to be honest wrt giving the reason - we are independent contractors and them asking us for a reason is intrusive in the first place -just check scheduling conflict or check the other box, whatever you want -
 
Learn to make comprehensive excuses. Sorry, have to pass on this one but will look forward to the next order in line.

You'll simply have to learn to deal with dangerous areas and unexpected events if you're a field appraiser. No way around it unless you are willing to cut the entire county out of your coverage area.

I do that. Denver county is not on my menu for most clients. I'll drive two hours around to the furthest reaches rather than zip down a half hour into Denver. It's no bueno. Last time I was down there I saw a drugged up naked dude with only a shirt on and his wang a hanging and his pants around his ankles, then this guard dog charged out of the junkyard and bit him on the *** and growled at him and he barely noticed and just walked along in a haze. True story.

Well, that's a comp pic I'll never forget. Every damned time.

Then before that I was on an early morning inspection and I made the grave error of driving through Denver instead of around Denver, and a party of carjacking teens screamed through red lights in an apparently stolen Tahoe or some similar large four door suv, with a duelie F250 or even a F350 type flatbed hot on their tracks. They ran me into the side of a petroleum tanker semi but thankfully because of the way the container was not square I only brushed up the mid side of the cylinder with a portion of my vehicle and did not take any real damage. But I could have been killed, my little truck was underneath part of the semi, they were almost completely in my lane and then sped off. The guy sped after them and it was insane amidst high density morning rush hour traffic.

Just another day in Denver. Why do they ride around on clown bikes in mini clown tutu's? Why is that guy playing the bagpipes on the corner? Who actually wants to live here? How many ebikes are necessary to support a community? How do they think bike lanes help when there is no parking to begin with? I'll never understand.
Denver has its fair share of safe, vibrant neighborhoods, and what you described sounds more like a blooper reel than the actual daily vibe. Every city has its quirks and Denver’s no exception. With thriving communities, scenic views, and that unmistakable Mile-High charm, it’s easy to see why so many people call it home.

But I get it—you prefer a life that’s, let’s say, thoroughly filtered. No Nuggets games, Broncos cheers, Rockies, or even the occasional theater or museum visit for you. Heaven forbid you risk a Denver restaurant or, gasp, crossing the Greenwood Village street. It would be best if you led a very… dull life. (Do you even let yourself look at a crosswalk? It might be too thrilling.)
 
Big urban has every flavor you need for excitement, or dullness. So very long ago when i was doing a lot of bank community home loans the average price in those areas was $10,000. My car cost more.

Most of yous here seem to not be big urban. But i do admire the rural appraisers. I did however get scared sometimes doing my urban REO in the bad lands, thinking no one will find me if things go bad. Is that a no no term, the bad lands.
