Notice of appraisal?

Neither my agent or I were notified of the appraisal or when it was to happen. I have a pit bull that was inside that day and doubt they ever came inside. Do the appraisors have to notify you (seller) of when they are coming?

Typically agents have an "Appointment Line" on the MLS. 100% of the time we call that number, request Appraisal date/time. Or we call the agent directly.

The agent or representative with the Listing Broker calls back with confirmation, any showing data (ie dog, lock doors, etc), and Lockbox/Security system information.
This is done after verifiying our Name with MLS agent ID, office, phone number, etc.

Are you certain it was the appraisal that was done?
Could it have been someone with the title company or surveyor?
There is a small possiblity that the lender required and exterior only inspection. Our firm hasn't done an Exterior 2055 appraisal in a long time.

We never enter a property without permission from the agent.
Have your agent talk with the lender/other agent.
 
I think I can safely say that no reputable appraiser would enter a property without making arrangements with the listing agent.

It is possible only an exterior appraisal was ordered, in which case it would not be required to notify the agent.

I agree with the other poster. Have your agent contact the buyers agent and find out what is going on.

How did the agent learn of the appraisal being completed? Did your agent call the appraiser and find out the truth? If not WHY NOT? You agent is responsible to some extent for the security of your home! Thats the first problem you need to be reassurred about ASAP!

If the appraiser actually has completed te appraisal, my guess is like you said, he probably did not come inside.

If the appraiser did go inside, how did he do it?

How did he get a key?
Is there a lockbox?
How did he get the combination?

Some lockbox are sophisticated electronic devices which require a special device to open them. These lockbox record all openings of the device to access the key. Is this what you have? If so your agent knows about who and what time/date they entered.

Let us know what you learned. It is possible the appraiser may have a forth coming problem with his state licensing board if he did not go inside.
 
Would there have been a problem.....with the pitbull, I mean......if "they" had tried to enter the house ? Seems to match the handle, somewhat. Maybe the bank's loan processor who came out to the property knocked the value down by 25K as a result. So much for a good first impression. Oh, well. No big deal.
 
It's possible a drive-by inspection was done.
 
We learned of the appraisal by the buyers agent calling us stating it had been completed and was sending over the report. The scope of work lists that a complete visual inspection of the inside of the home must be done. We also saw that there was lockbox activity on the day of the appraisal.​
 
Since you are selling the property, I would not say a word until after closing. Just have your agent file a complaint at that time. Unless the appraisal is messing up the deal already, no need to get involved since it's not your money at stake. If the appraisal is messing up the deal, file a complaint with the state appraisal board and have your agent file a complaint over the unauthorized entry. Just because the lock box is present does not mean anyone with a lock box key is free to come and go when they please. See which charge the appraiser prefers, breaking and entering or indicating they inspected when they did not.
 
I agree a professional is not going to enter an occupied home without scheduling an appointment. The listing agent is usually who is contacted and not the buyer’s agent. I wonder how the buyer’s agent would know your schedule. If I showed up at your home with only your dawgie to greet me, I'd sure as heck reschedule that appointment. I am curious to know if they provided interior photos in their report.

Maybe they fed your dog tranquilizers as in the movie, Something About Mary. Did he seem a little groggy that day?:rof:
 
It may be possible that your agent knew and forgot to tell you. If your home is on lockbox it happens more than you know.

I had a case once where there were three big snarling dogs in the backyard and nobody home. No warnings about dogs. I did not go back there and had to reschedule.

Maybe your pit bull was friendly? If I know I will be encountering dogs, I will have a few Milkbones in my pocket.
