ya, i know i should have. but that was the first appraisal company i worked for, and they had all the appraisers signatures, made it sound like it was no big deal. now i know different. i called the state board today, they are going to call me back, we'll see what happens.
Be sure to let us all know how that conversion goes and what they want you to do.

Agreed.

Turn the guy in asap.

This is your local competition folks, every market is filled with this type of fraud commiting hack which drives down prices by sending the trainee and signing "did inspect". Why nobody does anything about this I can't even fathom.

Biggest problem in the industry IMO.

LOL, yes if I thought I wouldn't go to prison I might have thought about that. It still just ****es me off and just wondering if I should still file a complaint or not.

It sounds like you have done extremely little, to nothing, to be scared of personally. It seems like they accessed your work station without your knowledge and consent in order to commit fraud.

Here is what you do not want to get hung on. Read the Ethics Rule "Conduct" section

An appraiser must not communicate assignment results in a misleading or fraudulent manner. An appraiser must not use or communicate a misleading or fraudulent report or knowingly permit an employee or other person to communicate a misleading or fraudulent report.

Ok, they communicated it without your knowledge of their intention to do so before they did it. But now what is your duty, considering you have attempted to get them to correct the act, and you are faced with denial about it and a suggestion that double fraud be commited to solve it in the form of now placing the name of an appraiser on the report in violation of the certifications in the report about who did what?

So in otherwords, what do you think the following demands that you do?

Comment: An individual appraiser employed by a group or organization that conducts itself in a manner that does not conform to these Standards should take steps that are appropriate under the circumstances to ensure compliance with the Standards

By the way, this certainly applies to that FHA and VA stuff right? ... Nuff said?

Webbed.

You have both reports???

I'd send it next day air to the state. To hell with those guys.:new_ukliam2: Can you imagine what else they've done? :nono: Turn 'em in TODAY!:new_blowingup:

meierd,

Now you know why the signature must remain under the appraiser's sole personal control.

Glad you are doing the right thing.

Brad

I'm hoping you went beyond your State Board. Please go to your AG RE Fraud Division. Many state boards have a Protect the old boy network. Be sure to contact the lender & let them know it is NOT your report.

Hey, the Texas Board called back, they want me to fill out some forms, one is identity theft, but it states I should have done this with in 90 days. I'm going to fill it out anyway, and see what I need to send in. I'll update this once I know.
