On purchase transactions, can effective date of appraisal be changed from inspection date?

lol - what if the pending sale closes lower than the SC price of the subject -would you still use it?
I think whats missed in the whole change the date thing, is OP stated it was the most similar comparable. So there is that.
 
Can you just focus on the problem at hand for the OP.

Zoe, the OP resolved this issue long ago and hasn't been back.

Do I want to bury the OP? No, but hopefully, he/she got the gist about being misleading and can chalk this up as a learning experience. This situation could very well come back and bite them in the a*s.

As for the focus part.... you should go straight to a mirror and tell yourself that 10 times. Maybe then, you'll post all your thoughts into one post as opposed to 10....

The OP got stipped to death until he kowtowed to the reviewer's whims. That's how it got resolved. He/she could have put it to bed with similar commentary that I posted awhile back if he/she was truthful, factual and had the data to back it up. Not using a single sale (aside from the pending) from the immediate neighborhood is sketchy too in my opinion. But hey, to each his own. They'll be lucky not to be turned into the state.

This same poster called an enclosed patio GLA in another thread. Arguing with the reviewer.....this person walks a fine line from what I've read, that's for sure.

We don't know they didn't get turned into State. I know one appraiser that just fabricated sales. That didn't turn out good for them.
 
Quit trying to find ways to work around the requirements of USPAP. Quit trying to find ways to short cut the process. If there's a problem, do the work that is required to fix it. If you don't think you are paid enough, get a new Client.
 
I have had something similar happen in the past, lucky for me, the property was vacant and on lockbox, I contacted the listing Realtor and told them I was going back to the property, so I went back a few days later and took all new photos and performed an interior/exterior site visit and changed my effective date.

the appraiser has to disclose a prior service in this scenario

The owner or occupant would not care if you explained what happened on underwriting and was still occupying the property.

Value does not seem to be a problem in the OP's situation.
