Hello, I have a couple land valuations in Anza California. The client's representitive has given me the APN numbers. One of the APN numbers if someone can give an example is 575220017. Is there an easy way to find an address and driving directions? I usually do SFRs and Condos and the few land appraisals I have done in the past have had a physical address. Is there an easy way to find comps on MLS? Can I search for comps with just an APN number somehow? I have found some comps on ParcelQuest but no address and no way to create location map and distance from subject. Any advice on any and all questions are much appreciated! Thank you.

Only if an address has been assigned. Don't you have the ability to look at a GIS map. I have done numerous land appraisal without an address. As far as comps, doesn't your MLS have land sales?

High Desert ? There is no address unless there is a taxable structure on it.

Go to the county website for maybe the assessors office and locate with the APN you should be able to get a plat map from that. And probably on that plat map will be a street with a name. Use your detective skills.

Google dot com slash maps

Find the location, right click on the map, select the long/lat and share location, pop up window will give an address.

For comps you'll probably find what you need by staying south of Hwy-371 and east of Terwilliger. There are some sales from the last 18 months right in the immediate neighborhood plus competing neighborhoods to the south. Don't be afraid to extend past 6 or 12 months in a rural location.

I appraised a 600ac spread at Burnt Valley just shy of Hwy74 a couple years back. Used to be owned by Red Skelton.

59501 Burnt Valley on the west side and 56569 abutting the east side. A little upslope from the street.

In the future, you can search for the other parcels on that Assessor Map page (575-220) which will get you in the immediate area and then start looking for the specific APN on that map. The mapping function in CRMLS has an assessor map overlay (go to layers > parcel characteristics > APN or address)

Hello Dublin, I have google maps on my phone. If I want to do a physical inspection of the land, how do I find directions with GIS? I can find the lot on a GIS map on my desktop, and maybe get a street name, but it would be hard to locate exactly with many vacant lots ina desert area. California MLS doesn't have a place to enter the apn number of the lot and look up comps. If I had a physical addresss I can look for land sales.
