On-Site Inspection. How do I locate land address with just an APN number?

Go to the county website for maybe the assessors office and locate with the APN you should be able to get a plat map from that. And probably on that plat map will be a street with a name. Use your detective skills.

If you're going to appraise out in the rural areas then you need to learn how to navigate and how to find specific parcels without an online app. That area out there is notorious for no street signs and no house numbers and on occasion for roads that are gated or which are impassable. And inconsistent internet access.

Taking screen grabs of the overheads with parcel overlays and printing them out and making notes of nearby addresses is a real useful strategy.

One more thing, the locators on some of these online maps sometimes make mistakes and put their pins in very inaccurate - not even close - locations. The APN overlays are always correct but the locators using street addresses are sometimes inconsistent out in the rural areas.
 
Hello Dublin, I have google maps on my phone. If I want to do a physical inspection of the land, how do I find directions with GIS? I can find the lot on a GIS map on my desktop, and maybe get a street name, but it would be hard to locate exactly with many vacant lots ina desert area. California MLS doesn't have a place to enter the apn number of the lot and look up comps. If I had a physical addresss I can look for land sales.
Start by locating the parcel through you county GIS maps and go from there. That should give a location and also help identify your "neighborhood, it's not that hard. Sometime you can't depend on technology to do all of the work for you
 
Back in the day I used to print out the assessor maps and look up addresses of the properties with existing improvements, and then navigate off a Thomas Bros map. And I learned how to make phone calls on phones with a rotary dial and an 8ft cord on the receiver. Call waiting...what's that? But kids THESE days........

With the apn look up the property on Realist or CRS, an app that usually is part MLS and in my three MLS's. Print the property profile from Realist, where there will be a map showing location of subject site. Print the plat map on Realist. Then, since you know where the subject site, is, go to MLS and use the search by map function, for vacant land within 5 miles of the subject.
 
Hello, I have a couple land valuations in Anza California. The client's representitive has given me the APN numbers. One of the APN numbers if someone can give an example is 575220017. Is there an easy way to find an address and driving directions? I usually do SFRs and Condos and the few land appraisals I have done in the past have had a physical address. Is there an easy way to find comps on MLS? Can I search for comps with just an APN number somehow? I have found some comps on ParcelQuest but no address and no way to create location map and distance from subject. Any advice on any and all questions are much appreciated! Thank you.
Internet search for the Riverside County Planning Department "What's My Zoning" interactive website that will prompt you to identify the property by APN, address, etc., etc. Takes a ew arduous steps but the "full report" should provide all of the underlying property info you need, which as others suggested will be the basis of a CRMLS search, and/or a search of the corresonding Realist database. If you don't know how to locate the subject property in an area... are you competent to work that area?
 
And how much are you getting paid. Love seeing that front shot of the subject property. I know, seen 1 desert lot, seen them all. Unless you can be sure you are looking at the subject lot in person, then what could you possible miss. From your questions i would say run rabbit, run. Lucky some smart people here to help you.

I get your point, but it is more I have had trouble finding land in some remote areas with only an APN number in the past.
