This is for Todd and some of the other locals who do some review work. I received notification yesterday that one F.M. (Very unique first name-located just north of Dayton) has agreed to surrender his appraisal license and not contest his latest complaint. Jus thtought you shuold know-the profession has just improved!
 
I find that one hard to believe. I never thought I would see the day.

Things are looking up!
 
I will never forget the first report from him I got to review. Nice little suburban home, cost approach was $80,000. Market approach was $85,000 and the final estimate of value....$110,000.

there wasn't anything in the report totaling $100k, he just plucked the number from the air and typed it in the final reconciliation...

Guess he thought no one would notice, must have been the # needed...

Is there some reason to protect someone who has been disciplined in an official setting?

This stuff is PUBLIC INFORMATION ....the purpose of that being to protect the public.

Is their some reason here to not call a spape a spade? Perhaps there is a good reason.
 
USPAP-I did not disclose his name because the State has not published it yet. Todd-I reviewed a report on a house worth about 60K in Bond Hill. 2 of his 3 comps were in the Kenwood area (Indian Hill schools) and his value was 120K. I had numerous sales within 1/4 mile that said 60K +/- along with active listings of much larger houses on the street for 67900. His land value was 40K and said he got that from a CBWS office in the area. I never knew they had one within 5 miles of there. I saw many of his reports and none would be considered acceptable. What a classic! When you look on a map, I bet they look pretty close. I can hear someone saying, "you can go out a mile for the comps". Never mind if they are in two completely different markets.
 
Are you guys saying this guy that's from the north side of Dayton was doing appraisals in Cincy area???????

Wow, to bad Cincy has insufficient # of appraisers to get all of the work done.
 
TEL-It's only about an hour's drive so the distance wasn't a problem. With that said, he did not look at the properties. I don't think the State ever nailed him for that though. There were too many others errors in his reports. I have another case pending against a Toledo appraiser who committed fraud by making up comps, etc. That one will be an interesting case. Since I turned him in over the summer, it will likely be a year or 2 until I testify.
 
Keep up the good fight Mr. Fiehler. Hope to see some of you Ohio folks in AI classes in Cleveland soon.
