Oregon's Democrat Government Requires Duplexes/Triplexes in Single Family Zones

Waving a magic wand doesn't simply solve issues. Increased density affects many other things, such as water use, septic use, traffic use/patterns, the need for additional support facilities for the neighborhood, etc. I don't know how other areas do things, but typically these types of changes are made as part of a comprehensive long-term plan.
 
If the zoning now allows for up to four units regardless of the size of lot in Portland and duplexes for everyone outside of the city, single family residences are going to become a rarity and the detached homes will be scraped to take advantage of this. Land values will skyrocket and affordable housing, which I believe was the issue behind the measure in the first place, won't be affordable at all. The highest and best use for most properties in this market will change due to this bill and my head is beginning to hurt already from trying to figure it out, as this is my market-

Not in my world.

Currently a small percentage of zoning allows for MF construction.

New proposal increases that percentage to 90% Huge supply now available.

And land values will go up?

Maybe things work differently up NW
 
Similar to one of the Dems stumping Iowa and spouting about revitalizing the small farm towns.

In what world is that going to happen successfully?
 
Same in California , the mayor of Los Angeles is discussing a program where the owner would set up a tent in there back yard to rent to homeless people.... The Governor also has some new creative ideas, the sad part is all these bureaucrats live in gated communities, with armed guards, they are so compassionate .

Say what now? Should I re subscribe to the LA Times? I quit the paper delivery because every day it seemed to have this orange haired orangutan on the front page.
Also it was a pain to retrieve the thing from the driveway when it rained. Maybe if I get the online version only, I can filter out Clyde pics. :rolleyes:

No the Los Angeles Times will just depress you, the tent in the backyard thing , was mentioned by yoga pants while he was doing a press conference.

When did comprehensive long term planning begin? Would you say that at some time in the past Manhattan had a lot of single family dwellings?
 
If affordability is actually a crisis, which I am not sure that it is, then county, city comprehensive long term planning is probably one of the causes. I think state level is where the issue has to be addressed. Not saying CA / OR are doing it right.
 
As a kid in the 1960's never heard of housing affordability, as a teen in the 1970's never heard of housing affordability, as an adult in the 1980's and beyond, housing affordability had meaning to me. It meant that given my income, my desired amenities and my desired location-these are the houses I could afford. Not satisfied with those choices, as most people aren't, we made adjustments to any and all criteria to make it work. Millions and millions of people do this every day without a government program. Seems some people just need to fail.

As opposed to living in Claremont?

Maybe we just issue hunting licenses for anyone without a home that qualifies to our standards. Question then, is what time of the year would be appropriate to start the season.
