PAREA: Darn the torpedoes / 3 Sheets to the Wind

Hopefully, PAREA will alleviate the tremendous struggle that prospective appraisers have with trying to find someone to help them with their experience requirements.

Yeah the current system is not working so maybe it will end up as a positive. Most on this thread who are so angry seem to be old and near he end of the trail and living back in 1993. So allow a newer more progressive group take the reigns and do the training and mentoring.

I probably get 3-5 solicitations a week from folks wanting to become an appraiser. Granted - most come from finding my name on the Foundation website under the veteran's assistance volunteers, but nonetheless. Prior to PAREA, I can't think of another profession where you're just SOOL with respect to being able to gain the necessary tools to enter the profession of your choice.

The greedy old appraisers do not want new people coming in as they are worried it will cut into there ever thinning profit margins. The AMCwiped out many and now they are the walking wounded .
 
Looks like this crowd may have figured out this battle is over as its crickets in here. Their ship sailed anyway in 1993 but some are slow learners :)

You better buckle up Ale-they may all be at a Anti-PAREA convention which five other angry old appraiser and planning an new comeback - Or they are no going to be PAREA Mentors and Educators .
 
Now is the time to determine if private work will be enough to pay the bills. If not, the time has come to consider looking at other options and appraise as a side gig. I have heard the doom and gloom predictions for over 20 years. But, this time feels very different to me. I think your 5 year prediction seems reasonable. It seems logical to start considering options now during a very hot job market, then roll the dice 3-5 years out. On the other hand, maybe it is just an over reaction on our parts. Worth discussing.
Transitioned to private work 2 years ago. Took a couple months to get it going. First year was about 5-10 orders a month. I now average about 15-25 Private orders a month at higher fees than any AMC will ever pay. A mix of Estate, Divorce, Pre Listings, Tax appeal, Investor and consulting work pays the bills just fine and more. I find it much more rewarding work, less stressful and it also allows me more time for other things like golf etc. I made major changes in my business, my presence on google and other places, as well as changing up my domain name etc to get this private work over others.
 
I wonder what the total cost will be start to finish to become certified using PAREA?
That will be interesting. The way I see it playing out, a couple or three large AMCs will develop their exclusive PAREA courses to create staff appraisers (per a chief appraiser I spoke to his employer is in the process of having their offering approved). As far as other providers, to give you an idea of how much money and resources it takes, the AI board allocated $2 million to develop a PAREA offering in September 2021 and TAF granted the AI $500,000 in November 2021 for its development. And here we are in June 2022 without a peep as to any updates. If the AI offering ever gets off the ground I would expect the cost to be substantial, likely in the low 5 figures. Think that's crazy, just look at the prices for courses needed for designation, the AI doesn't give anything away. Basically PAREA will be a "buy in" for anyone interested. And IMO the other orgs aren't even in the game, they just don't have the resources.

I don't disagree that, for the middle aged white guy, the cost may be substantial - who knows what it will end up being. In light of the diversity push by those steering the appraiser bus, though, I'd expect that folks representative of the groups they're wanting to solicit will be able to access grants.

The AI is banking on that, and for a time I'm sure the grants will roll in. Problem is, sending a noob out into the world with a certificate and pat on the back will only work in an expanding market. They better hope this crazy market for appraisers holds on long enough for them to finalize the courses, but I really don't think they are concerned with that part of the equation.
