The “Chosen” Appraisal Institute mentors do, which is a whole other controversy that I’m sure will rear it’s ugly head soon enough. Not sure about Ms. Bond’s practicum, but I would imagine so since the grant money is rolling in on that. As far as the appraisal farms/mills I’m sure it’s part of the compensation package.

From what little has been leaked, 12-18 months is the pace. But the fall out rate is ridiculous, again from what has leaked around 90% haven’t completed the course.

I see you’re in MS, a better bet is Melissa Bond and MPAT. I’m not a a fan but to her credit she has graduated more students than the Appraisal Institute’s PAREA. But you will have to apply, and if you don’t fit the mold of who she thinks is a good fit to be an appraiser then you’re out of luck. Not much different than finding a mentor, although they don’t want to admit it.

Either way a bit of advice, and remember I’m not trying to sell you a class. Certified residential appraisers are dropping like flies, even through the absolute crazy busy pandemic time period. And neither program will get you to certified, and what they won’t tell you is licensed will severely limit your ability to land the work that Ms. Bond and the Appraisal Institute say they are training you for. So you will probably be someone’s de facto trainee for many years until you become certified, so don’t buy the dream they are selling, you have years of hard work and low pay ahead of you. Go into this with your eyes open and make the best decision for you and your family. Good luck.

Im an older guy who was a registered appraiser from 2001-2005 and worked with a licensed appraiser, so I never made it past being registered. I obtained my MS residential builders license in 05 and got crushed in the housing crash. I still have my builder's license but do not build anything. After the housing crash, I traveled the SE as an independent Insurance adjuster, and I recently moved to Oxford after living in Memphis for 12 years. Glad to be out of that place. I started an epoxy company in Memphis in 2019, and I'm in talks with another company about buying it, so I am looking at appraisals again. I do not want to get back into adjusting. There is way too much traveling.

Lol....have you not read several threads here about what's happening?

You have a builders license but don't build anything? There's money to be had in construction. I've been making money on the side (on top of my own current projects) being a simple handyman. Installing dishwashers, garbage disposals, GFI outlets, simple drywall repair, just knick-knack stuff.

Appraising is just a side gig, unless you want to work for slave wages for the AMCs
 
I don't know how many SRAs have probably dropped their designation. I have not studied the numbers but I have a clue it is many.

I think Appraisal institute being involved with some of this stuff was the nail in the coffin. The SRA cried uncle. I am out.

Yeah, Ive read some but people have been complaining about the industry since I first got into it back in 2001. People complain about every industry I have ever been in and others Im not in. Ive kept my builders license only because it was so hard to get them and it only costs $50 a year. Like I said I currently own a business that I may be selling this year, my house is paid for, I have no debt and have a decent stock portfolio. Appraising may be the perfect side gig.

I have no ex wifes and no kids. Doesnt take a lot of money for me to survive
