You don't remember how bad I was on Joan Trice. My avatar was Eli then. I was hard on her. I didn't hold a candle to marion and Evincere.

Exactly what problem is that? Because the AMCs are also regulated by those boards. Only appraisers would believe it is morally justified or intellectually consistent to exclude at least a token level of AMC representation on a state board that regulates AMC conduct as well as the conduct of the appraisers.

Have you ever worked as part of a group? If so, have you ever been outvoted by the other members of the group? I have, and I can assure you that just being present isn't enough to dominate the outcomes.

AMC's assured top leadership at every appraisal trade group, that they investigated themselves, and did nothing wrong.

A token level of am_c representation. Sorry, having executives and top people representing as truth sayers against complaints, which may be against their own companies is a clear as day conflict of interest.

As am_c's act as agents of lenders, why isn't there also 'a token representative' on mortgage lender oversight boards?

Totally different structure than independent appraisers, overseeing other independent appraisers.

Those AMC reps are employees of very large influential companies. They're covering for their own racket.

You are most certainly purposefully distorting the issue to provide cover for am_c's. The high brow it's only business excuse never held water in the first place. AMC's have violated a myriad of federal regulations for decades. And if the appraisal community would ever to have had proper pro bono or group funded representation, the entire am_c industry would have had their fate handed to them in the form of the largest class action in American history.

I'd say try again but we're all sick of the lies and distortion by am_c sympathisers.
 
I don't think I'm distorting anything.

I've lost count of how many times I have commented that the only fix to how the lenders do business is via govt imposing further prohibitions on them. Absent that all ANY of the participants in the market for appraisal services can do for themselves is to figure out which moral compromises to their own values that they're going to make today. Applies equally to the appraisers who are competing with each other, to the AMCs which are competing with each other, and to the lenders who are calling the shots and which are also competing with each other.

We live in the environment which currently exists. We do not live in an environment that has never existed before, doesn't exist now and will probably never exist. We can call them EVIL all we want but that isn't going to make our situation any better. Tomorrow is Friday. Friday occurs every week whether we think it should or not.
Stop it with the hypothesizing.

Junk fee bill raking is a violation of many existing statutes. The am_c's have been rackateering and thieving this entire time.

Just because a certain powerful group of people got away with crime for a very long time does not make it morally or legally acceptable. The oversight is lacking because the am_c industry paid everyone off in a classic revolving door situation.
