@Denis DeSaix is right. Some people have trouble with tests that are more a psychological issue than knowledge issue. Failure makes you more anxious. That causes brain freeze. Perhaps a mild chill pill a few hours before the test would help. Talk to your doctor.

I passed the AL test first try in February using Compucram and Allied Real Estate School test prep. I would not use Compucram again, as I felt the questions on the test were more complex than anything I had seen on Compucram. My biggest help was the Allied School test prep and flash cards.
 
Thank you for your input. My biggest issue has been that a good 45% of the exam questions are not on the Compucram platform therefore i'm always stuck on those issues.

Denis is right, the AI courses are so good because they are so thorough, it gives you a true understanding of the thought process and methodology. Well worth the $100.
 
I took the certified exam in 2014. Compucram is a very good aid and one that I utilized, but one of the things I noticed is that the actual test will combine 1, 2, 3, or even 4 compucram questions into one question. What are you scoring on the compucram practice tests? I believe they guarantee passing or your money back if you score above 85 or 90% on their practice tests. I think Dennis has great advice. I returned back to the original source materials when I noticed I was having issues on some of the compucram questions. Original source materials, albeit mine were from AI, were more helpful than compucram. Good luck!

I could really use some advice on passing the state exam for Licensed Appraiser in the state of Maryland. I have tried 3 times so far and the best I've scored has been 63%. Reaching the required 75% seems impossible at this juncture. I have worked in the field for more than 4 years now and I've bought the most expensive software to prepare for the exam (Compucram) and I thought my biggest issue would be to get to the exam but boy was I wrong. Passing this thing seems impossible with more times taking it getting harder and harder. Any advice on additional software to prepare for it would be greatly appreciated. Please note that most of you have taken this exam along time ago and it has since been redesigned. There are 125 questions that need to be answered in no longer than 1.9 minutes per question. Thank you all in advance for your input.

I like the site learnappraising.com. It's cheap, and it has an endless amount of questions.

If you want to really ace the exam though, take your classes again, and this time do it through the Appraisal Institute, and attend them, live.
 
I found a book from the Appraisal Institute called "Practice Exam Questions for Real Estate Appraisers. They also offer online, but its set up as a Webinar. The person I spoke with from AI said most people prefer the book. Its only $75 so I am going to give it a chance.
I tried Compucram and did not find helpful at all, especially the mathematical part. Good luck!

i used Compucram 3 years ago to help me pass and it works, but you have to put the time in and don't skimp on it! Take the practice exams.Yes they will take you 3 hours each time but that's what it takes. Afterwards look at the areas you missed and study it. Keep taking the practice exams until your score improves and take the state test.
 
Don't laugh but the day before I have ever taken any exam I eat a lot of bananas. Maybe 4 to 6 the day before and then several the morning of the exam. It got me through college, the real estate broker exam and the certified residential appraiser exam. I also took a test for a job at the County Assessor's office about 10 years ago and scored so high, they thought I cheated (I turned down that job). By the way, I'm not fond of bananas but it really seemed to help.

I got the Allied course as well. I'm at the end of my trainee training, and soon I will be taking the AL exam. Thanks for the heads up!

You are real close.

Keep what you have learned and become the USPAP master. Read the book three times. Simply answer EVERY USPAP question right and that will take you over the top.
