Exactly and I am lucky enough to have clients who could care less that there are flags, pictures, dummies, and trophy heads, etc. And very sweetly recently the mentally disabled girl living with her sister had a big cut-out of Elvis Presley and she was a big fan of his and watched all his movies and songs. I would never have asked her to move the cut-out.
 
I don't touch anyone's stuff. The only thing I do is open and close doors. If something needs to be moved, I get the borrower to do it. Less liability and possibility of a complaint for me.
I open doors, turn lights on and off, run water, pay attention to whether the HVAC seems to be working... stuff like that. Homeowner asks me to not look in a room or not to take pictures.... I don't and explain in the appraisal report. It's the Client's problem.

I usually let occupant on phone call ahead of time that I will be taking photos of each room.
This way if they have a dead body in the room, they have time to remove it.
Never had an issue with taking photos of each room except one time.
I was thinking if I should call the police. Seriously. He said his wife was really sick. He gave me strange vibe.

Until it slips from your fingers causing the glass to break, which then rips the priceless photo (the original one) that grandma gave the home owner.

Fortunately never happen.
And I do it while occupant not looking at me.

Probably one of those "cannabis psychopaths" Bert keeps warning us about. They can smell your fear. Glad you made it.
 
Had a Re-Max broker speak at our Appraisal group today. She noted that altering photos is a no-no for agents BUT they can ask the owners to remove photos etc. from the wall. For instance, a guy who was a trophy hunter had a bunch of trophy heads on the walls and a buyer was turned off by that, but the agent cannot edit those out, only the owner can remove them.

Also, BTW, I see appraisers complaining that Realtors do not measure the houses listed. She pointed out that she is not an expert in measuring and her E & O actually will not cover her for mis-measuring a house. That's why they use the SF from the assessor or from a previous appraisal.

And speaking of that, I've about pulled out what little hair I had trying to measure a house yesterday. A full wrap around porch and the house is almost square - has a nook with a bump out and angles. So measuring is ordinary but drawing it... That was because the upper floor has a hole over the living room and a walk around 4' wide walkway over the living room. Well, that's one hard bozo to get your software to do as it complains you are intersecting your lines. And it didn't want to create a hole in the floor to subtract out. Then there were 7 outbuildings - 3 shops, 3 kennels, and a canopy carport. So my SF does not match the assessor who just ignored the hole (or simply didn't know about it.)
Yeah, that could take half a day or more and hope it is not raining. Freezing cold, or heat index of 110 degrees.
 
Why no drawl the 2nd floor in total and then subtract the open to below area?. I have been doing that for years.
You still got to measure all that stuff. That is easy with some sketch programs, but you still have to measure a bunch. I can take an hour on a house easily that is really chopped up on GLA. On that one he had, it would take way longer. It can take me a long time just on inground elaborate pools.

I get close on some things like pools. I put a comment at bottom of sketch with a * in front of it. " *This sketch is not to scale."

I have Total sketch and it rounds to the 1/10 of a foot. I liked Apex better but once I got used to Total sketch, it is not bad.

VA makes you sketch pools.

I ask people to move. But I don't worry about pictures or crosses or any type of religious symbol. If someone complains I can black the pictures out of the picture.

On some bathrooms, I have to be careful I am not in the picture from the mirrors.

I don't want any live person in my pictures.

If somebody is in front yard, I will say can you step to the side for just a second? I can't have people in my pictures.

If you would like me to take a picture of you, I can and email it to you or text it to you. LOL
