People on photos

I even stop in front of a comp house and roll the window down and tell them what I am doing. I say something like I am appraising a house nearby and this house just sold recently and I am using it for a comparable. Can you please step inside or to the side for about 2 seconds? They will move once they know what I am doing. The know the house just sold recently.
 
Had a Re-Max broker speak at our Appraisal group today. She noted that altering photos is a no-no for agents BUT they can ask the owners to remove photos etc. from the wall. For instance, a guy who was a trophy hunter had a bunch of trophy heads on the walls and a buyer was turned off by that, but the agent cannot edit those out, only the owner can remove them.

Also, BTW, I see appraisers complaining that Realtors do not measure the houses listed. She pointed out that she is not an expert in measuring and her E & O actually will not cover her for mis-measuring a house. That's why they use the SF from the assessor or from a previous appraisal.

And speaking of that, I've about pulled out what little hair I had trying to measure a house yesterday. A full wrap around porch and the house is almost square - has a nook with a bump out and angles. So measuring is ordinary but drawing it... That was because the upper floor has a hole over the living room and a walk around 4' wide walkway over the living room. Well, that's one hard bozo to get your software to do as it complains you are intersecting your lines. And it didn't want to create a hole in the floor to subtract out. Then were 7 outbuildings - 3 shops, 3 kennels, and a canopy carport. So my SF does not match the assessor who just ignored the hole (or simply didn't know about it.)
Imagine what Harry the Aluminum Can Collector part time PDR collector would do! i know, and GSE's know. That's why they let him use Cubicasi.

I have stopped with some people in front yard before and told them I am appraising a house over on such and such and street and this one is a good comparable since it sold recently.

I have had some people come up to the car and start telling me everything about the house on the inside. Then they are like okay, you don't want me in the picture. Go ahead.
 
Hey, young men standing on the corner. No, i'm not buying today. Can you please move so i can take a picture of that house. Oh, i understand. Then again, i don't need that photo. Just 1 urban photo never take, by talking to people.

That's the best way to deal with people standing in front of your comp photos.
Sometimes moody Fernando just want to take photo, not spend time being nice, and move on to next comp photo.
It's easy to take photo when person not looking and take "strategic" photo and zoom away.
