How do you even know it's THC weed? Might just be CBD or hemp... agreed with Glenn. Unless you observe actual criminal behavior, I think I'd probably pass on being the tattle tale (or is it tail?). OTOH, I wouldn't go out of my way to make sure the plants aren't in any photos either...

Yeah the no good snitch , I think he was also a racist and I am disabled and use marijuana to help with my pain, and under the ADA I am a a protected class and I want a Million Dollars for all the emotional pain he has inflicted on me and my family.
 
I look at weed grows the same way I'd look at a wine cellar - that is with admiration. Its legal in the state and not pertinent to value as long as there's no damage to the house so I probably would simply mention that and let the lender decide what they want to do.
 
This topic comes up every few months. I live and work in MA. It is legal for personal use. That is defined as 5 or less plants. I don’t mention it nor include it in photos. There is no way the house can be siezed and my client loses the collateral.

Did an SFR inspection in California where they had 6-8 potted cannabis plants growing indoors in a bedroom. According to the owner, this was legal, for personal use, NOT for sale. Order from lender/AMC does not indicate "Stop" or address this in any way. This is for a conventional loan refinance, NOT FHA.

As I see it, my choices are:
1. Do not proceed any further with order until addressed with client (risk losing fee)
2. Proceed with order and notate findings in report, including pictures.

Does anyone have any experience with similar scenarios? How did you proceed? What were the lenders thoughts?

Turn back to potted plants whatever they are, shoot room photo, move on.

No if they have grow lights and a "farm" operation filling a room, that's very different then.
 
If it's a COD order, ask to barter!
 
6 plants is not commercial activity. I would slide the plants out of the way, get your bedroom photo, and keep going.
