DCShazam - Myself and others have provided you with our opinions, based on the questions you have asked. It seems because our opinions don't support your agenda, you challenge us to provide more information, which we have done. Then you publish a statement like the one I responded to above and then get all bent out of shape when your unsupported statements are challenged using your own words.

In reality if any of these designations were beneficial and cost effective to the appraisal/lending communities, the designating organization's doors would be getting kicked in, their websites would be overrun and/or their classes would have waiting lists. The majority of the responders on this forum have been in and around the appraisal business for 20 to 40 years. They have been thru numerous ups and downs and been approached by the majority of the designating organization at one time or another regarding class offerings and/or membership. Each appraiser has made an independent decision regarding the value of the designation to them and their business, and I believe the declining memberships in the designating organization speaks volumes as the worth of these designations.

My motivation for posting this original thread is to INFORM forum members of the several valuable professional designations available to us.
A lot of people are not happy with the Appraisal Institute, so it is good to have other credible options. As you know - competition within industries is good. It works well in the United States too.
Ford, GM, Oracle, Microsoft, Chase, Bank of America, CPA, CFA, etc. There are about a million examples of different industries and professions with competitive options, real estate appraisal is included.

As you see, it a non controversial post written INFORM appraisers and forum members.
Unfortunately, that post was met with a barrage by a handful of appraisers who have NO INTEREST or DESIRE to join a professional organization and pursue a designation.
They seem to be mainly in rural locations and have been appraising for many decades, so they are not interested in a designation. One of them created a limited poll to try to prove lack of interest in a designation. So I created two polls to show the value of commercial-specific designations. The polls are still active.

So if you do not want a designation, and if you have no interest in a designation, why do you bother following the topic, and posting only negative responses?
If you "don't care" - then why do they care so much?
Seems like they can have better use of their time.

You asked your question of a cross section of appraisers, young and old, rural and big city, residential and commercial, etc. and you received votes and responses. My takeaway is you have received the true sentiments of the overall appraisal community.

So you believe that your opinion reflects the "true sentiments of the overall appraisal community?"
Maybe you should go to an AI, ASA, CCIM or other meeting of commercial appraisers and communicate that to them, LOL

I do believe the votes and comments expressed in multiple polls and threads "reflect the true sentiments of the overall appraisal community".

Why would I attend a meeting of one of these organizations, if I don't see a cost/benefit of their designations in my practice? Most of them are simply an education providing service that rewards you with a certificate that you passed their required courses/testing. The support after obtaining the designation is minimal. AI may be the one outlier, with the MAI designation, especially when it comes to obtaining employment. However, it appears due to the lack of candidates a few years back, AI changed the requirements of the demonstration reports and basically turned it into another weeklong class where you work on the report and review your progress with your assigned mentor prior to submitting the final report.

Maybe McKissock should come up with a designation for those that have completed a certain number of their online course and call it something like a Masters in Appraising. LOL
 
Commercial especially office buildings have plunged in value. I don't know or hear insights in AF in how commercial appraisers are currently dealing with the free fall and coming foreclosures and challenges regional banks will be facing. Will appraisers be the scapegoat for overvalued appraisals?
Will their designations help in defending their qualifications and reports in not seeing the downtrend happening since 2020?
 
Okay OP, you are speaking to a diverse group of very professional appraisers. Can you gather what I mean by that Statement?

While all three approaches are generally included in a commercial appraisal, in many cases the income approach is the main determinant of value, especially when investors are involved. With the work from home/remote work environment there is less demand for office space and in the larger cities I have heard office vacancies are increasing.

I am not worried about anyone claiming I over valued a property for two primary reasons. First appraisal values are as of a specific date in time. Second if things like rent, occupancy, interest rates, business climate, construction costs, etc, fluctuate so will the appraised value.
