Poll - How Likely Are You To Retire Before Implementation Of The Uad 3.6 Abomination?

According to co-pilot, 55 to 60% of appraisers are 55 and over. Given that this forum's membership heavily skews that way, the overwhelming repudiation of the Abomination in favor of retirement in this poll should not be surprising.

My take on what is going to happen.

When the UAD 3.6 is fully mandated:
1. Many will leave or retire.
2. There maybe a new shortage of appraisers. This is currently being spewed by many..
3. The gses will push more hybrids (they already are...they know its coming).
4. These large firms or local skippy shops will simply do the hybrids. Some will hire non appraisersto do most of the work and or use AI and these new push button softwareprograms.. 4-10 a day as compared to old geezer doing 1 a day.
5. The gses will "throttle" their avms with pcrs.
6. The last of the old geezers will get the complex or value issue appraisals. +-20%.

This will probably last 5-10 years. Consider most appraisers as a "interim use". They need us for the interim. 10 years out, I say about 20% of the appraisers will be left.

My guess is the ones who chose retirement in the poll are near or older than 65 and many retired to being part time long ago.

Below is my take. They need to clarify for sure.

You could use the tax card, aerial measurements, the realtors sketch, ask the owner, do the best you can and measure it yourself and comment, etc.

In the statement of limiting conditions, the appraiser has relied upon third parties....not limited to floorplans..from satellite, MLS, tax records etc.

In the area data source, you can check multiple boxes.tax card, MLS, propertyowner..there are more than 10 to choose from.

in the f1, it does not state anything about measuring....in the additional guidance.

Now there is a two part section...
1. Total number
2. Detail

You can input 1. And be done.
Detail add sqft of deck

On the gse video it says when applicable. On their sketch there is no deck....but in the subject amenities section, the deck has a sqft.

So.....I have a few questions for the gses that they need to put in a q&a

1. Are we required to measure the deck.

2. are we required to fill out the sqft. Can we leave it blank?

3. What to do when you cannot measure it. Confirm that we can use other data sources.

Bonus question
Are we even required to measure anymore? Can we just copy paste the agents sketch or use cubi casa. Assuming they meet or are ansi compliant

Some things are lenders SOW conditions. When in doubt why not just go higher than the minimum required. Then get in the habit to treat all assignments the same or similar. FHA say measure porches patios, decks why not do it on all assignments that's how we did it.

I'm running a business. Time is money, nothing in life is free.

I use to do all my assignments to FHA guidelines what back in 2014 when lenders went wacky on conv to FHA conversions. Some AMC and lenders wanted us to do all assignments to FHA. Looking back, that was silly on my part. Should have said no. They were not paying anymore for it...

Heck, some properties took me an extra 30 min to measure all of the decks patios and porches.



When doing my estimates for plumbing, prices are for minimal plumbing code. If they want above and beyond, they are going to pay for it.
