Working through the 3.6 on SFREP. It's a desktop application - not nearly as advanced as AIVRE, but for folks that like the old school 'feel', it's pretty intuitive. I don't dislike it - just takes longer to go through one than with AIVRE.

My comment -If Aivre is selecting the comps, there is no need for an appraiser to use it - anyone can use an AI-powered system that does nearly everything with a few clicks to guide it. The idea that it allows appraisers to focus on "final analysis" and that comp selection is "manual data entry" is spin. This software is developed to enable the next step in the GSE push to automate and influx non appraisers into the process- they did it with PDC collectors to replace the inspection, which serves to keep appraisers out of the actual market , and direct market experience - seeing properties, getting to know neighborhoods, talking to builders and agents and sellers is what creates the critical accumulaion of market knowledge. Direct market knowledge integrated with the data and methodology is what differentiates an appraiser from an analyst. "

With appraisers sitting at a desk - the result of hybrids, and if they rarely go out into the market and inspect properties, then appraisers do not have anyting extra to bring to the table. That fits the GSE goal....they can argue that a trained "data analyst" can analyze the Aivre output instead of an appraiser.

Have you tried AIVRE yet, or are you depending on your AI to make the decision for you?

I am asking you, since you have aready tried it.

My time is valuable, and trying unknown software is very time-consuming. Not being able to get a simple answer to a direct question is part of the reason I am planning to get out of the field as soon as it is feasible.

You're using AI and conjecture to diss a software you haven't even tried. That is lazy and beneath you, J. If you want someone else's experience - yes, you can input your own comparable information. If you want to be well informed - try the softwares out. They all have trial periods. If you plan to get out - why do you care? You sound like Alsie... If you're staying in - do the research and pick the one that's best for you. Honestly - all the weeping and gnashing of teeth is annoying.

That speaks volumes about this industry - and is among the reasons that I am planning an exit as soon as it is feasible. It is extremely time-consuming to try a new software, and I have already paid for ALAMIODE. Aivere might or might not be worth exploring. Thanks for nothing!

Your ambivalence speaks volumes about this industry. Everyone is looking for the next 'easy solution'. They're not willing to put in the effort to learn. Whether it's learning to do market trend analysis, or choosing a best fit 3.6 software. Dig in, J! Learn! Don't depend on other yahoos (and I put myself in that category as well) to make the choice for you. Ask a 'simple' question on this forum and you're going to get at least 10 different answers. Instead of relying on AI, or on some anonymous dufus on AF, do the research required to come to your own conclusions. You'll be much happier in the long run.
