Wow, Joker, Pam Crowley, Dave Biggers, etc. Where have they all gone. I had forgotten Carnivore's name was Andrew. Bobby Bucks, Carnivore, George and Terrell have been mainstays of this forum for a long time.
What about the text coloring of M. Kennedy's?

Edit to add; I was pretty much just reading the forum back in those days, taking it all in as a newbie. Super happy I was never pinned against the wall by Webbed Feet.....

Minimum wage in California is $16/hour. Put beanies with that? Probably $20 to $25/hour?
 
I'm surprised appraisers aren't better educated on statistics as a data pool has virtually no use when it's this small or less than 50 people like this one and it's like the poor appraiser who determines a year over year market trend using 5 to 10 closed sales comparables in an entire community.

Yes for giggles and laughs it's fine but to have any real accuracy a minimum of 1,500 to 2,000 or more appraisers at ages of between 55 to 65 would have to be used. Even with 2,000 in the data pool it wouldn't be super accurate. The fact is most all quitting or retiring had made plans long before the 3.6 was announced.

When you left California I assume that was step one of your retirement plans and many had always planned on doing part time work or a few a month to help to supplement their income or use for mad money and the 3.6 and the new changes just aren't worth the hassle dealing with it anymore.

Before the 3.6 a few years back old guys doing VA often retired and did one or two a week but in my area VA almost died up and many guys just quit altogether. The 3.6 for many was the final straw that broke the camels back and this is a good time for them to retire.
