FHFA recently published its Uniform Appraisal Data (UAD) Aggregate Statistics Data File and Dashboards. The aggregate statistics in the Data File and Dashboards are derived from more than 47 million appraisals conducted between 2013 and June 30, 2022. This blog highlights how the new statistical tools can provide key insights into potential appraisal bias concerns.

Background​

Today, Black and Latino families have considerably less wealth than White families. The 2019 Survey of Consumer Finances finds that White families on average hold $983,400 in wealth, compared to $142,500 for Black and $165,500 for Latino families on average, respectively.[1] For most Americans, the largest driver of wealth is their home. This makes it critically important to have accurate, unbiased home valuations.

With 50 total votes, the "Retirement Likely or Done Deal" leads the "UAD 3.6 Abomination" by a Reaganesque, whopping, 60% - 40% margin. (Read it and weep, o ye shameless purveyors and collaborators of the "UAD 3.6 Abominable Filth"! )

So, if we do some guesstimatextrapolation, if 60% of the "Geezer Class" are gonna punch, I am guessing that my initial guess that the "UAD 3.6 Abomination Appraiser Extinction Event" final totals may well be at 40% of the overall appraisers out there. Good luck getting quick turn times with that.

I don’t believe the UAD machine is factoring in another group that I belong to, the ones who don’t appraise full time. In my case I appraise full time some of the time, I go where the dollar is on days I feel like it. I cherry pick assignments, I bid high on the ones they’re begging for. When the Abomination form comes I intend to take cherry picking to an entirely new level. I might actually have it easier after the dust settles and the learning curve is over.

WTF? Who does not have either access to Starlink via satellite or a home internet setup like T Mobile (which I use). I don't use cable because its 4 miles away. So what?

All they want is to know how who when they can deploy spying software to watch everyone like a hawk.

I intend to MILK every single 1004 and 2055 until the moment they are retired.

As far as the 3.6 Abomination, outside of having fun with it on these boards, I'm not going to spend a single second looking into it.

And, yes I intend to extract a little extra enjoyment out of turning down every single 3.6 assignment that is sent my way. Right now I have to make do with simply blocking everyone who sends me some solicitation related to it.

You know why? Because I've reached the F. U. stage of life.

Financially and attitudinally.
