Porch, Patio, Deck

Putting it on sketch is a requirement. Whether it adds value or not is the appraisers call. I have many homes that have a small covered porch out front and also a deck, patio or all three. Sometimes comps have similar or one might have an oversized deck or a paver patio. I look at whether or not these might add value and make a decision. Just because it's on the sketch does not mean it needs to be on the grid. I have sheds on my sketch. Since nearly every home here has a shed I don't give it value. People here forget this is a very big country with different expectations in different markets. Not every situation is the same. It is our job to evaluate.

So, what do we call a front porch that is just 6' X 8 ' is that a Porch?????? Is it usable as a porch or just a ???
I'll call a patio 8 X 10 or a deck same size, but a front entry way a porch.....
what ever.
 
One reviewer wanted me to indicate a covered porch on the sketch because I mentioned it in the report.
Don't they have better things to look at.

Edit on the shed and sketch. Sheds not on grid.
 
Here, the little ones are often called stoops... for whatever that's worth. Mike Kennedy is correct. Part of the job of being a professional appraiser is being accurate in the the description of the subject property. I recently required a revision because the legal description was incorrect. In the appraiser's defense, the tax record had it wrong too. What do you mean you don't look at the deed for the property? Yeah, I know, the legal isn't a USPAP requirement however, if you are going to report it.... do it right.
 
In the sales grid under Porch, Patio, Deck, I sometimes lazy and just put Patio or Patio, Deck even though having porch. This item is insignificant but one reviewer wanted me to put Porch,Patio,Deck if it has it.
Do you think that's nick picky?

Who's Nick Picky? Didn't he write that one country song back in the day?
