Putting it on sketch is a requirement. Whether it adds value or not is the appraisers call. I have many homes that have a small covered porch out front and also a deck, patio or all three. Sometimes comps have similar or one might have an oversized deck or a paver patio. I look at whether or not these might add value and make a decision. Just because it's on the sketch does not mean it needs to be on the grid. I have sheds on my sketch. Since nearly every home here has a shed I don't give it value. People here forget this is a very big country with different expectations in different markets. Not every situation is the same. It is our job to evaluate.
