There's a app called mesmerize for meditation that I've liked but is subscription based I tried making mess with grock a couple months ago and it sucked so in the remaining days of Fable 5 I try it again. This is version 4 which looks okay and it's fun to learn something new

Are you sick and tired of lender/AMC/upcoming 3.6 UAD work? Here you go my entire life's 1.5 year summation of building a GBP (Google Business Profile) from scratch from nothing to 5-7 private deals a WEEK. Simply take this doc stick it in your AI (paid top-tier version) of choice and say "do this" and it will walk you through making your own free cash generator like a 5 year old.

GBP MAXXING FOR APPRAISERS The complete Google Business Profile playbook for private / non-lender work. Free. No course, no funnel, nothing for sale at the end of this post.

WHY I'M POSTING THIS

I'm a fellow appraiser. A while back I built a Google Business Profile from zero — day one, by myself, no agency, no marketing background. What I had was time between inspections and stubbornness: I cross-examined six different AI platforms against each other and against Google's own documentation, tested everything on a live profile, kept what worked, and threw out what didn't. That system now results in 5–7 private orders a week — divorce, estate, pre-listing, investor work. The orders that don't come with an AMC haircut.

Meanwhile the internet is wall-to-wall with gurus selling this exact knowledge for $497–$2,000. Most of it is recycled, some is flat wrong, and a shocking amount teaches features Google killed years ago. So here's the whole thing, free, for this board. Ask questions in the thread.

One ground rule for reading: everything below was checked against Google's current documentation and the FTC's published rule as of mid-July 2026. Where something is Google's documented rule, I say so. Where it's an industry survey estimate, or just my own field experience, I say that too. Never trust local-SEO advice that won't tell you which of those it is.

For every appraiser who thinks building a legitimate professional website is too technical, too expensive, or requires hiring a developer, it absolutely doesn’t anymore. I just built a polished 22-page professional website in Hostinger Horizons using AI for about $9, complete with original content, mobile-responsive design, author pages, full SEO metadata, canonical URLs, Open Graph tags, structured data/schema markup, internal linking, professional resource pages, editorial standards, and a complete site architecture. I’m not a programmer and I didn’t write a line of code. I basically told the AI what I wanted, reviewed what it built, corrected it when necessary, and kept going. If you know your appraisal business well enough to explain what you do, you can build a legitimate website around that expertise without being scared of the technology.

In fact you can put this very paragraph in whatever AI you use and it will tell you exactly what to do and get your own site up and running. Couple this with the GBP model handbook I made above and you will have officially put yourself on the map which is especially good for younger people starting out

The other thing that made this stupidly easy was the brainstorming step before I ever touched Horizons. I basically sat down with the AI of my choice (chatGPT 5.6 SolMAX) and brain-dumped what I wanted the site to be, who it was for, what pages I needed, what I absolutely did not want, how I wanted it to look, and what kind of authority and SEO structure I was after. The AI turned that mess into clean instructions I could paste into Horizons. Then it became almost idiot-proof: Horizons built something, I took a screenshot, sent the screenshot back to the AI, asked “what do I do next?” and repeated the process until the whole site was done. You do not need to understand code, schema, canonicals, Open Graph, JSON-LD, or any of the technical crap beforehand. If you can explain your appraisal business in plain English and take screenshots, your AI can translate your ideas into instructions Horizons understands. At that point the workflow is basically: talk, paste, screenshot, ask, repeat. A five-year-old with patience could follow it.

Hosting costs $0.99 for the first year. Robbery as Fern would say lol

I haven't tried it yet but an appraiser on another platform posted how he's using agentic a.i. to populate 3.6 reports. Every 3.6 field has an official ID assigned, his skill creates an XML that populates the form.

Because I'm OCD and I love learning what I don't know I made a how-to-vibe code-a-website manual that actually looks good and works from my own experience. We seem to have a lot of techies and tech-nots so I jumped in and damn, it's really good. So, if you were like me with little knowledge of building a legit site AI is now good enough to do it for you. I use Hostinger to host my sites and Horizons is the AI web builder inside the app. You can just stick this doc in any high tier AI you use (I'm currently on chatGPT Sol MAX) and say do this. Or print out the first page or 2 and get a little familiar first. Also, there's a long questionnaire in there you can answer or have your AI interview you instead. It took me about 6 solid hours to have a legit 22 page site built which I'll post when published. 1st year hosting is 99 cents and I ended up using $11 in credits and it comes with email too. Finish this, hit publish button and you're LIVE!

Now the whole world can see you but you're invisible..

Put that GBP MAXXING doc in (top post in this thread) next and potentially generate an additional $60,000 in your first year like I did which I documented in another thread titled, "Do you need more work?" from beginning to end.

All for the low low cost of free because, literally, I'm the man

Or... if everyone here were slammed with private work the AMC's wouldn't... notice a damn thing our days are numbered I've done the hard part for you. You just have to want it
