Predictions for Housing Prices in 2025

Which group will have the most accurate forcast?

I don't see housing prices continuing to go up in 2025. In my opinion it's already over bloated. Sure, the excitement of trump coming into office might be a boost for the first quarter or half of the year.... but a sudden change in economic or world events (Trump’s, Musk’s, Vivek's policies?) could cause the housing market to change suddenly or unexpectedly.

That could be great for us as appraisers if DOGE doesn't wipe us out first....

None one knows. If they did, they make a fortune.

Biden deficit spent $2 trillion this last fiscal year and is still pumping it out. If shelter is currently 40% of the CPI and we are around a true 5% inflation rate in that index, why would anyone expect a flat year with respect to price appreciation?

I'm a realist. Don't want to ramble like Economists. Few lucky ones will predict correctly and they get accolades.

If we see home sales flat and we see inventory higher in 2025, then prices are going to be closer to flat. 10%+ is going to require a big increase in home sales driving the inventory down.
 
I think the most likely scenario is probably the same kind of market as 2024.
