Hello,

I've been asked to appraise a single-family residence for estate planning purposes. I was wondering if some would want to weigh in with their preferred form report for this type of assignment?

Your software provider should have a general purpose GP or AI form suitable for that purpose. Just don't use any of the Fannie/Freddie forms (1004, 2055, etc) and you'll be fine. There are also several threads concerning forms for estate purposes on the forum. Check 'em out!

Another thing to keep in mind is that estate planning may involve partial interest gifting, especially for large estates. So, partial interest valuation may enter into the assignment, depending on the size of the estate and the knowledge of the estate planner.
For small estates it is usually not an issue, but for larger ones I found it to be quite common.
 
If you have any gifting involved you have some verbiage to add as well as filling out part of the 8283 IRS form. If no gifting, still should use the Fair Market Value definition from the IRS.

Nothing beats a narrative report. Except when asking an appraiser to do one...

General purpose form. Do not use the FNMA forms. They are more or less the same format.
 
Most software programs have a form that is very similar to the URAR regarding the property but do not have the lender-specific disclosures that you can’t use for non-lender appraisals.

Since all I do are VA appraisals I am locked into the URAR. Actually you could use it and change the certification pages to the old ones but I think using the GP form is really the best idea.
