Pressure to complete an appraisal by an AMC? What are my options?

There isn't any violation with bypassing the AMC and contacting the lender, directly? Especially as it pertains to her correspondence with the AMC?

But I'm sure you realize there are AF members who are irrationally anti-AMC....

You are right about this....and AMC's are not my favorite organizations....but I am not anti AMC. I am anti Appraisers getting bullied. This Appraiser said (to whomever the heck ordered the Assignment) that she felt pressured and cannot move forward as an objective 3rd party. This should be the end of story for any credible user/orderer of any appraisal product.

More than likely....like many of us....we are emotional ping pong balls right now. I can only imagine the crap-storm going on inside a large AMC right now. Not to mention that their employees are working from home....Appraiser's apprehensive to accept orders.....Clients demanding orders be placed....yadda yadda yadda.

I am trying to be sensitive to all people lately...as I can sense many are about to !snap! That said, this AMC has simply snapped....and this Appraiser should run run run to a different assignment.....move on....and forget all about this unfortunate AMC mental lapse. The only adverse liability to the Appraiser that I can conjure based upon the information that I have read here....is if she indeed does complete this assignment.

I am a little confused by this issue but basically, nobody can force an appraiser to complete an assignment.

However, imo, if it is appraisers choice to back out, the appraiser should not then charge for time spent. It sucks and is a loss, get rid of it ASAP. Act professional, tell the client (even if you hate them ) sorry for any delay but you are not comfortable with completing this assignment and there will be no charge for time spent.

I don't get the drama/lawyers involved part but exhausted by now Friday...
 
If it is actually too complex for the appraiser then the appraiser has no choice but to stop working on the assignment.

If the appraiser is just intimidated by the homeowner and is using complexity as a excuse to back out, then this appraiser needs to grow a spine and wrap up that report. This person has no business being a appraiser if this is the case.
 
I have cajones. Homeowners can say what they want. I don’t care. I will refuse to complete an appraisal under 2 conditions. 1. I am not competent to do the assignment or 2. I do not have enough info to produce a credible report.

Irrationally anti-AMC? Their business model is based on lies and deceit. Most of them are garbage? How is that for being anti-AMC?

I have dealt with AMC reviewers and a couple chief appraisers (in the past thank God) and the majority were clueless idiots; there are exceptions. I have dealt with a lot of direct lender reviewers and chief appraisers and they are mostly educated and knowledgable.
 
she went to the AMC and denied the order due to an attempt to influence value, as well as an issue with complexity.
great advice from others

the competency rules requires an appraiser to withdraw from the assignment if competency cannot be achieved prior to completion of the assignment. end of story.
