Idk why you resent smart people since you seem pretty smart. You are free to dislike what you call "eurovags", but most Americans are descended from them and share their values, even if the RW has conditioned their base to distrust the "socialism, which simply means they have better, affordable health care and a better school system

Limited Economic Lifespan, IMO. They may even progress to the point where the lender sends an Amazon Drone to drop off a burner phone with an inspection app and camera app, with the agent or borrower walking the device around for free. Set it down for a couple minutes while it compiles it's report and uploads it to Command-Control-Central. There the AI prepopulates the appraisal report or other valuation app, grids all the sales that can be even remotely considered comparable and forwards that to the appraiser. Appraiser reviews everything, edits as they see fit and eliminates the sales they don't intend to use. Writes a short Reconciliation and they're done.

DataMaster meets CubiCasa-V.2027 . Maybe not sooner, but eventually inevitable. Rust never sleeps and neither does AI's Long March. And these progressions won't just be limited to residential 1-4s. At least some of the easiest and most profitable CG assignments are going to go that way, too.

If you can get them close enough and enough volume it doesn't sound horrible if there isn't liability or hassle. You would need to link this to something else to not get destroyed on gas/car expenses and these are probably the top fees. If you are doing these for $35 you need some other angle whether legal or illegal for it to be worth it.
I have no interest in them I like doing inspections for my own work, but I would hate this. If I had to choose any side of a hybrid it would be the report side but if that pay is miserable then nix that..

The problem is I doubt any consistent volume comes in for them being close together. the pay I understand, is $75-$100 and considering the amount of respsnbity, even though the PDR person does not sign, and the technical aspects the pay is sub par, we see how it breaks out close to UBER level pay - I am not putting down anyone who does it, and it might work for some but it is certainly is a bad trade-off for many - jmo, good luck to anyone who decides to do them.

If the AMC, and I assume it is an AMC, pays the PDR collector $75-$100, how much is the AMC marketing it up? A $100? More? Anybody know?

STay in the ignorant hate bubble and assume that capitalistic Europan countries who tax more but offer great health services and education is "Socialism"

Do you like the idea of joining the Putin push better? I mean, despotism and jailing opponents and clamping down on free speech sounds so appealing...so much better than the "eurovags" who can speak and think what they want to - how horrible, what a threat to our values.

No idea, never done these or had any of my clients offer them to me on either side of the hybrid. Best I know is from what I read online and from an appraiser acquaintance that has.
 
I have a friend who has mobility issues and has been doing hybrids for a long time. Would I risk my certification writing up an appraisal of a property I didn't inspect? No way. For the record they are paid 75 bucks a pop. They spend more time doing that than I do on an inspection.

I'm an American. I am not compelled to side with either *******. With that said, I don't need to like someone in order to do business with them. So lets make a deal. Just be aware that I don't do foodie calls anymore. From now on they're going to have to pay for their own dinner. Gas, Grass or @$$, nobody rides for free. That two-faced female privilege thing Europe has been working is over.
 
That is exactly what it is - an interim gig, something that appraisers are already familiar with, until they find their forever job again. It's not sad at all. It's folks actually making a move instead of just riding the horse till its dead.
Honestly with the state of underwriting and GSE demands, it would seem more logical for the property inspection side to be more desirable than the property valuation side relying on third party data. I would rather just do inspections than deal with the BS of underwriting. Even when you do a competent job, you get treated like you did not. Sometimes I feel the incompetence on the other side just makes this job unbearable at times.

Just this week, please change the HOA dues to $238, not the reported $952. I pointed out that it was $238 per unit on a four-family property. It sat in my "revision" que for three days before it silently went away.

My mentor did these for awhile as he hated driving in L.A. traffic. I was shocked to find out the hybrids are identical to a 1004, just some changed wording. The hybrid should have been more like a drive-by form.

Waaayyy too much work for $75 to a $100 bucks to write it all up and take the responsibility. When you calculate each phase, the inspection part wins hands down if you don't have to drive too far.
