I have a friend who has mobility issues and has been doing hybrids for a long time. Would I risk my certification writing up an appraisal of a property I didn't inspect? No way. For the record they are paid 75 bucks a pop. They spend more time doing that than I do on an inspection.

I am glad for your friend with a mobility issue that they can make a living.

I don't know the time or complexity needed, but they are likely underpaid at $75 each. How much is the AMC making on each order -$200 e? $150? who knows with no disclosure in the public realm.
IT is not technology driving these products it is greed. A commonality is that they nearly all emanate from an AMC.

I'm an American. I am not compelled to side with either *******. With that said, I don't need to like someone in order to do business with them. So lets make a deal. Just be aware that I don't do foodie calls anymore. From now on they're going to have to pay for their own dinner. Gas, Grass or @$$, nobody rides for free. My mentor did these for awhile as he hated driving in L.A. traffic. I was shocked to find out the hybrids are identical to a 1004, just some changed wording. The hybrid should have been more like a drive-by form.

Waaayyy too much work for $75 to a $100 bucks to write it all up and take the responsibility. When you calculate each phase, the inspection part wins hands down if you don't have to drive too far.

I don't know if the hybrid 1004 form pays that little. I don't know what it pays; I never did one.


I assume the 75- 100 is for some kind of short-form product. If I am wrong, and it is the 1004 hybrid, then it is insane to do one at that fee. It should be a minimum of $300 and up. Make that $400 and up. It is an appraisal, the only difference is the appraiser did not go to the site. And their not going on site was not their idea, it was the idea of the profiteers to divide an appraisal into fast food segments and then piece it together - two parts of a broken whole glued together, a product that is less reliable than the real thing, what is the point-

The UK speech laws result in thousands of charges or summons being issued every year under the category of "public fear, alarm or distress". About 75% of which are race/religious related whereas the other 25% apparently aren't categorized that way.

Whatever you do, don't be mean to people in public or online. Some of the things that get said here on this forum could get you a visit from the cops.

People are freer to speak out than ever in America with a social media platform and website for every niche out there. Are you a fan of orange stripe-flying zebras? There's a chat room and site for you. Still, if a person chooses to ruin a reputation, and spread lies that cause harm, and incite violence, they can be held accountable,

We can choose to edit or censor ourselves, as it were if we have any regard for who might be harmed by our speech or writings. If we don't care or want to provoke, then be prepared for consequences.

The RW media in some cases, sets out to provoke and incite, and divide with crass, loud belligerence, hurling insults and mockery, spewing out so many false stories that only a fraction get their source sued or held accountable. Judgments in the tens and hundreds of millions of $ the media or leaders pay must be worth it compared to the power and $ generated. Studies have shown that lies get click on and spread after facts about the same event.

Speech that slanders or libels or incites violence or spreads fraud or solicits minors or conspires to commit a crime is open to prosecution.

Just because the First Amendment says Congress can not impose on free speech, that does not make people above the law or a blanket escape from consequences

Free speech means saying and writing what we want, but remember that the people who listen to it or read it, and especially those who are a target, are also free to pursue a response.

If you can't sell the merits of your worldview - as just happened in the last election cycle - that's your problem. Same as what happens when my worldview gets rejected by the electorate.

They may not be drugs, but they can damage reputation and cause harm, and some result in lawsuit judgments

That aside, it is up to us, one person at a time, to the outcome of our communication and who might be listening. Accumulated resentment, as you note about your own who you care about made to feel stupid,, matters. I am not blamless either.
