Preamble to USPAP...."The purpose of USPAP is to promote and maintain
a high level of public trust in appraisal practice by establishing requirements
for appraisers. It is essential that appraisers develop and communicate
their analysis, opinions, and conclusions to intended users of their
services in a manner that is meaningful and not misleading."

What's wrong with telling th report reader you've done somethings besides get a
license from the state? To take the attitude that your education, employment
history, and appraisal experience are nobody's business seems contrary to
promoting the public's trust in appraisals. All appraiser's are not equal because
they have a license, they have different levels of education and experience.

Sure, a guy from 150 miles away can come into my market, with a year of fee
experience, review one of my reports and come up with wacky adjustments
and say my report is wrong, and were both the same because we have a
license from the state. That's not how the users of reports see the world.
 
I agree. The report should be about the property you appraised, not the qualifications of the appraiser. That should have been determined before you accepted the assignment.
These days appraisals have a real habit of traveling around and ending up in places I never would have expected. I consider every single report I put out as a potential marketing package for my services. Why would I put out a marketing package without my qualifications?
 
My qualifications page(s) are included with every report. In addition to the Additional Certifications and Disclosures that every on this Forum loves to hammer me about.

Yet, I've rarely been asked to remove them. Why is that?

I'm going to start including my resume and a picture of the hair growing out of my ears. Nothing says experience like wild hairs poking out of the ear canal.

License level does not make one a peer!

Neither does years of experience as is so highly revered. The worst Skippy I know of has a license number barely above 100:new_all_coholic:


FWIW, he has one of those pay to play designations, pay the fee, add some meaningless letters meant to dupe the uninformed, that are "looking for appraisers that separate themselves from the crowd".
