Preamble to USPAP...."The purpose of USPAP is to promote and maintain
a high level of public trust in appraisal practice by establishing requirements
for appraisers. It is essential that appraisers develop and communicate
their analysis, opinions, and conclusions to intended users of their
services in a manner that is meaningful and not misleading."
What's wrong with telling th report reader you've done somethings besides get a
license from the state? To take the attitude that your education, employment
history, and appraisal experience are nobody's business seems contrary to
promoting the public's trust in appraisals. All appraiser's are not equal because
they have a license, they have different levels of education and experience.
Sure, a guy from 150 miles away can come into my market, with a year of fee
experience, review one of my reports and come up with wacky adjustments
and say my report is wrong, and were both the same because we have a
license from the state. That's not how the users of reports see the world.
