But I've answered your question. You don't insect the interior of comps. The same application is used for the subject when you don't inspect the interior. It's all a matter of SOW and what you did to obtain your information. The ratings don't change...they are the same from East to West, regardless of whether you inspected or rated them upon 3rd party info and/or assumptions/hypotheticals.

No doubt. It's all about the Scope of Work.

Yes from a personal standpoint only. Risk and fraud are connected. That’s the bigger picture.

We as appraisers stand on a different pedestal than our clients. In very heterogeneous areas, risk and fraud are like please baby please.

It’s a ethical nightmare since some of our industry is on one side and some the other side.

As long as your report shows the SOW and isn't corrupted by the pre-printed FNMA certs of the current 2055 (which I refused to do) then the risk and liability is no worse off.

I agree it is not worse for me personally but i think it is worse from a public trust standpoint. See, if I had my way, every appraisal would be complete and self contained by the old standards. You can hate me.
 
What is a complete appraisal?
