OK JGRant/Resguy. Quote directly where FNMA says explicity that Q6 is unacceptable (except if C6). You can't so please give up Ms Grant.

I NEVER said Q6 is ALWAS ineligible! In fact I was trying to explain to Res Guy the same point you are trying to make that a Q6 may be eligible for Fannie loan provided it does not have repair/deficiency issue affecting SS.

A really crappy construction quality house (Q6) that is well maintained , Such as in C4 condition, and thus be eligible for Fannie financing.

No, here is what it says about Q6
"the Q6 Rating is an exception because it indicates that the property is impacted by one or more deficiencies that negatively affect the safety, soundness, or structural integrity of the property."

Q6 - It is impacted by 1 or more of the 3 S's...not may be impacted

Why do you keep mentioning C ratings while we are discussing Q ratings? Are you dyslexic in general or just to the difference between C and Q? In any case, its just sad at this point. Keep flailing away, but you do a profession no favors by making stuff up as you see fit on a public forum. I have reduced my Q and C rating of your posts to C6 & Q6 overall because you are simply making sheet up and supporting it with constantly substituting C definitions for Q definitions when they are not interchangeable. Your premise and support are misleading at very best.
