Realtor No Show-how to Professionally Respond

I've had this happen from time to time (without all the yelling) and I just set up another appointment and charged a $ 100 trip fee. It's no different than charging $ 100 for a 442 because the seller didn't have a carbon monoxide detector. We're not on commission and all we have to sell is our time. I prefer not to give mine away for free.

If borrower feels "injured" by the trip fee, the RE Agent should reimburse her. Otherwise, you are the injured party for losing time and effort.

Trip fees bug me because they don't really compensate for the lost time...that's a time slot I could have made to inspect another property . Once I lose a slot for a different property everything seems to get thrown off when I have to then make additional appointment for going back to subject .

I tried to help a realtor

No good deed goes unpunished. It's amazing how many times I've been burned when I "tried to help" or "done a favor".

I've found that the LESS accommodating I am the more respect I get. Go figure.
 
It's all part of doing business. Look at it this way you just received an increased fee due to the trip fee for the first no show appointment.
 
She would go to the back of the line, notify the AMC that she blew the appt time and your next available doesn't meet their needs. Trip fee and re-assign. Sally high heels needs a little comeuppance. You bent over backwards (why?) and now its her time to squirm like the worm she is. If they still want you to do it, up your fee for dealing with a RE agent that lacks professionalism.
 
Sounds like you really went above and beyond for the realtor. No show is unacceptable, half fee trip fee and I would likely decline proceeding further on the assignment. The realtor sounds like a goof and I picture that as only the top of the iceberg. So much work out there now that I don't see making things harder on yourself for someone that wasn't a bit considerate of your time.
 
You got the photos while you were there, you talked with her to see what was going on that no one was there to let you in, yep, trip fee. Unless the homeowner or whoever was supposed to meet you there shows proof of a sudden hospitalization that day preventing them from being there to meet you. As mentioned earlier, 15 minutes might be a little on the tight side. I generally allow 30 minutes, and spend any wait time measuring, photographing, taking exterior notes, and then there is always the Kindle app to kill a bit more time. I would have been there 30 minutes to an hour anyway, so the extra few minutes wait doesn't affect the rest of the day, and I can honestly say "I waited 30 minutes", which sounds a bit more reasonable than "I waited 15 minutes". Especially in today's society, when it seems things run late more often than not.
 
I cannot believe what I am reading...Trip fee is a must, it does not harm the borrower, they can refuse to pay and let all the big earners work it out. You made it out there, you could have been earning a fee elsewhere, Agent made a decision not to meet you I bet it was financially motivated your trip fee is a cost for that decision.

As far as how to handle Realtor, professionally is the only way. Okay, miss agent here is my schedule when can you set a new time, how far from the property area you and what is the owners phone number so I can confirm before I leave office. Walking away is unprofessional, you did noting wrong and should never be afraid to be compensated fairly for your time.

I do give the parties 30 minutes, 15 is tight.
 
OP did everything right, *including* agreeing with the Agent that the deal needed an new appraiser.... LOL When Agent realized a new appraiser might also expect her to be on time, she folded and called the OP back. This is *already* a pizzin contest between the OP and the Agent, and it's only liable to get worse.

I've been in these situations, my best advice is to blow off the appraisal entirely; Get a trip fee from the AMC (They'll want photos to assure them you were really really at the house) and tell them you're heavily-booked and can't get out there again until the 3rd of Never. Suggest that since they want to give their client GREAT service, they probably should re-assign it. Walk-away (( Run Forrest RUN !! ))
 
Haven't you heard? Real Estate Agents are much more important and busier than Appraisers.
