Registered AMC's

According to the North Carolina Administrative Code Title 21 Chapter 57, effective January 1, 2011 all appraisers are to assure that the Appraisal Management Company is properly registered with the North Carolina Appraisal Board. Speedy Title & Appraisal Review Services LLC (STARS) is currently registered within the State and have been issued the registration number NC-1010 by the North Carolina Appraisal Board.

Guess that means I'm still on their list even if I haven't given in to their $225 appraisal fees.

I guess I'm still on their list too, but have not seen anything in many moons. Back in the day, they used to be a descent AMC. Full (or almost full) fee and quick pay. I refuse to work for 50% even if their payment schedule were better.

FYI as of this morning LSI/Lender's Processing Service is NOT registered with the Appraisal Board. Actually got a request with a decent fee but can't complete it until they are registered.

Who wants to bet they pull it from me and find some poor schmuck to do it.

Just sent an e-mail to the Board to check on LPS/LSI as well as several others. Received an e-mail this morning from one of our smaller local lenders stating that Integration 4.0 (Knoxville TN) is on the list, but think I'll wait to hear from the Board before proceeding with anything.

When they called while ago I it said "Coraopolis PA" on my caller ID.

The corporate address on the website is Jacksonville FL per teh California corporations search.

I have never seen anything from them that reads LSI Appraisal, LLC.

This will get worse before it gets better.

The Appraisal Board staff furnished me with this list which is current as of today. I'm not affected as I have no AMC clients. One of my appraisal buddies does a lot of work for Lendervend/Provident who is not on the list. A mortgage broker friend's employer uses e-TEC which is also not on the list.

I count 3 North Carolina companies. I wonder if any of the three has an angle in which they sub-subcontract assignments to appraisers on behalf of unregistered AMCs?

The AMC law does not require the AMC to have a physical office inside of North Carolina.

The l;aw does require each AMC to have a "compliance officer" who has an active NCAB Certified General certification. Again, the law does not require this person to have an office in NC nor to be an active appraiser.

I look forward to seeing when the first signed complaint is filed against an AMC, what the allegations are and how the complaint is handled. I hope all appraisers will actually read the law and know what is a violation and what is not. Most of the complaints I read, see or hear about are not violations of the law. This law is not retroactive and will only cover complaints going forward from 01/01/2011 so all the crap that used to be done in years past in simply ....gone with the wind. Sins of the past have been pardoned.
