Is a CA certified residential real estate appraiser required to stop working on the date his license expires while awaiting for BREA to approve the renewal application and update his status, even if his check for renewal has cleared the bank?
 
Call Brea..the clearing of funds doesn't mean your approved...you may have murdered someone the day they deposited your check.....lol
 
The state of Texas has always contended that you are not authorized to perform appraisals until you have your certificate to do so in your possession.

The website notes that my applications was received a week ago. Now I wonder if missing today's expiration date will require extra courses n extra feed...
 
Here they send it 30 +/- days ahead, you pay the fee, but the fee is not authorization to practice. (something along those lines).
 
Not 100% sure, but I think as long as you submitted your application in time prior to your expiration date, you won't have to pay a late fee or take more CE. I agree with Glenn though. You can't do appraisals until you are approved for your new license.
 
This is something like my 11th renewal application, each of which was submitted seconds before the expiration date, still behaving like a 5th grade student always needing "just one more day" to finish a project assigned weeks prior. But the 1st time the Bureau/Office took more than 48 hours to process it, despite what presumably are significantly fewer practitioners...and dozens of my attempts to call receive an error message that "the cell phone you're calling is unable to blah blah blah..." though it's obviously a landline...but my experience is that BREA is very helpful n supportive...

Since beginning, it was advised to renew earlier because it seemed like it took at least two months to approved the renewal.
Last few times, BREA has been fast like within few weeks to get license renewed. Glad my $1,000+ fees have improved their service.

Also, like my E&O, I renew it earlier when record is sparkling clean. Never know when a disgruntled lawsuit may arise.

Probably a land line that is being forwarded to an employee’s cell phone as they are working remote.

Michigan has operated on the bases that until you receive official notice that your renewal has been processed you are not properly licensed. My guess is if you have proof that you submitted your application on time and your renewal check was cashed that you could make a good argument if ever called on it.
 
When I apply early, my new license won't take in effect until the date when the old license expires.
Rather inconvenient in that I cant' let clients and lenders know sooner.
