Report Samples?

Are there any sources to obtain some samples of other appraiser's reports? (1004, 2055)

I'm a Trainee nearing the end of my 2,000 hour training period. I've received some excellent guidance from my supervisor. But I would like to gain a wider perspective and see how other appraisers write their reports.

Any suggestions appreciated.

Do you belong to any local appraiser's groups? Have you developed a working relationship with other appraisers in your area?

I would suggest that most appraisers would be skeptical of giving out work samples to another appraiser. You might want to join the Appraisal Institute or another group and see if they have a peer to peer education program where someone would share reports with you.

Market your services to do review work. That is a real eye opener....
 
I like the idea of reviewing reports. Anything to see some other Appraiser's work, would help me develop my skills.

But would anyone want a relative rookie as a reviewer??
 
Not anyone in their right minds..so that should give you lots of work :rofl:
 
Rich when I was able to snatch the pebble from Lord William's hand, I started the ranch the following day. In my first year solo I did more reviews than I've done in all my other years combined.....insane, yes, but that's the way it works with AMCs. I must say that seeing all those other reports was an education in many ways. It was like doing the Vulcan mind probe on the entire market. As for samples, you might make a request for templates for URAR and 2055s. There is a very kind lady in here who may still do that. I don't want to out her if she's stopped providing them. I suggest going to work for another appraisal company. You may be starting all over again. But, it does give you some insight on how other appraisers handle issues and write reports. I worked at 3 places (well really 4 one was for 1 month) prior to opening my own business with a partner. That was real eye opening that there are other ways to approach the same point. Some better some worse. Since then I have developed my own report and inspection procedures taking the best from the different areas. This has IMHO made me a better appraiser and not so narrow minded as to think that there is only one way to appraise.

I suspect you will find that most appraisers will not give you samples because doing so would violate the confidentiality section of the Ethics Rule in most instances.

Review work is a good way to see how others do things - both good and bad.

You might also offer to work with another appraiser in the area on a few assignments.

I am the grouchy old lady that has offered in the past to send copies of templates to anyone that requests them. I have been so bogged down with work lately, I haven't had time to update them to current situations. I have made it a practice for over 20 years that every time I got a call from an underwriter wanting more info, I would then answer that question in every report after-wards--I haven't gotten call backs or requests for additional information or comparables (get nasty calls about values-but that is a different story) in years. My chief appraiser when I worked in a large office said the reason I never got call backs was because two years later the underwriter was still reading my report. And since I have been on the appraiser chat rooms I have gathered a lot more comments that have been added to ones I have accumulated for over 20 years from mentors, co workers, reports I reviewed, claim alerts from my E&O, comments heard at chapter meetings, seminars, articles I have read, etc, etc, etc. I am a firm believer in explain, explain, explain, and then explain some more. But I do need to make some revisions, etc before I emailed them to anyone. So send me a private email and in several more weeks I will throw my samples to you. They are just for ideas and things to think about--they definitely are NOT the last word or the best way or anything important--just ideas that have been I have been gathering for a long time.
