I start every appraisal (95%) by cloning my template. Then, pull up the template in a separate window.

When I come up with a new wrinkle or a better way of saying something, I put it into the appraisal-in-progress and copy it into the template.

This way your good thoughts and ideas get remembered "automatically."

Over all these years, my URAR still only has a single 2/3's-page succinct Addendum (excluding the standard stuff, like USPAP Addendum and Market Value and Appraiser's Cert). This Addendum comports totally with the URAR itself -- information is right where the UW would expect to find it. And I never receive conditions.

There is no substitute for presenting information in an very orderly manner. After all, it's mostly form-filling. The quicker the UW can sort through your appraisal report, the less likely she is to get stalled on something stupid you said or did.
 
When you start out, you will basically follow the style of those you work with. Over time, you'll develop your own. There are lots of ways to see the work of others.

1) ask a lender, explain that you would like to see some other reports, make friends with an underwriter. Chances are they'll let you hang out and look at a few. PS, bring a pre-signed confidentiality form for them.

2) look at reports on single family that were done for public agencies (right of way takings, etc., they generally become a court exhibit and public record.

3) talk to friends that just bought or refinanced their home, they'll generally have a copy of the appraisal.
